Can a Sacramento Agent Who Sells Short Sales Sell Homes With Equity?

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

I almost could not believe my ears when I heard the newest scuttlebutt. Apparently, some agents are saying a Sacramento Short Sale Agent should not sell homes with equity because short sales are the agent's specialty. That's like saying a Sacramento pilot should not fly to Denver because she routinely flies to Europe. Especially when the pilot put in all of the hours required to get certified by navigating the Sacramento-to-Denver route. Or, that an oral surgeon is not qualified to clean your teeth.

Why is it when a person is qualified and educated to do two things and another can only do one, that the one-thing person points accusing fingers? Well, you know the answer to that, and so do other people.

Right now, I would estimate my short sale business is about 10% to 20% of my traditional sales. My sellers with equity make up the much larger percentage of my new listings. That's a good sign for Sacramento! But I can and do sell both short sales and traditional sales, and my decades of experience proves it.

I'm having similar experiences out here.  Most of my business is now equity sales, but other agents seem to think I'm a one trick pony.  They thought when Short Sales dried up, I'd be left high and dry.  They don't get that it's the same prospecting process, the same marketing process, and a transaction that is siimilar with a difficulty mutiplier of ten.

Elizabeth- that seems so odd.. if anything I'd think it would be the other way around.. that an agent who has only sold equity homes cannot do a short sale.  In either case the processes are still there, it's a matter of the execution.

I think someone is jealous and desperate to get listings.  They need to find fault in something because of their lack of knowledge and because you are such a threat

I never heard anything so ridiculous in my life...well, probably I have, but of course you could sell ANY traditional sale, and you could run circles around most agents and sing the Star Spangled Banner while doing it :-)

Except when I got to the part about the Rockets red glare, Mary, I probably could not sing that part. :)
