As Real Estate Divorce Specialists, we know that we are often seeing people at one of the most vulnerable times of their lives. The "happily ever after" that both members of the couple imagined...has now become "After they said 'I Do'...they didn't." The romance has been replaced by anger and hurt and who gets what, who did what first...the "if only"....and he/she "stole" him/her. The stories are varied....the hurt and anger make for raw emotions and sometimes less than clear thinking patterns.
For some spouses it may be the first time they are purchasing a home on their own and while they have owned one as a part of a couple...the process of buying one on their own is new to them and they need some hand holding and gentle education. Help may be necessary with finding a lender, building credit...choosing a home that will work with her new family situation and different income. Different responsibilities she may not have had with maintenance and the care of a house on her own.
The words you never want to hear as a Realtor who is a Real Estate Divorce Specialist is " I fell in Love with a For Sale By Owner House. I'll be fine...the owners are having their lawyer handle the transaction."
The words have an empty echo and I know she is not listening to what she has just said...or as importantly, not ready to understand the impact....their lawyer ....is not her advocate. Whether she buys a house listed by a Realtor, or one that is a For Sale By Owner....just as in the court room she recently left that ended her marriage...she needs an advocate to represent her interests when starting over again in the house she will call home. The price, the condition, the inspection, the closing....so many details....all the more reason an advocate is necessary.
If you are recently divorced, and starting your life again ....buying a new home..know that you have an advocate....work with a Realtor sensitive to your situation and ready to help you with this new beginning.
We are Real Estate Divorce Specialists...ready, willing and very able to help people begin again as a single person and a new home owner.
