handymanI don't know about other places but it's extremely hard to find a reliable handyman in Las Vegas.  Most handymen are self-employed and work their own hours.  Promises of I'll be there at 8 a.m. tomorrow are very few and far between....and if they do make that promise, the promise is quickly broken with excuses like 'my car broke down', 'my kids are sick', 'I have no money for gas' (yes, I did get that one once!)...and 'lets reschedule for next week.'  In the meantime you've taken time out of your day to be available and now you have to reschedule everything.  It's frustrating to say the least.

I recently had a fun experience with one of my listings...I called three handymen to give me estimates...two scheduled for one day, the other scheduled for the next day.  Handyman #1 calls at the last minute and said his job scheduled for before mine was taking longer than he expected and he had no time available until next week.  I said forget it...I say to myself -oh, well I've still got two to pick from.  Handyman #2 shows up on time (what a novelty!), writes me up an estimate for the work, and I tell him I'll get back to him.  In my opinion, the estimate is too high...but let's see what handyman #3 comes up with...the next morning I'm back at my listing ready to meet handyman #3...he calls and I'm thinking, 'ut oh, he's going to cancel' but he doesn't and just wanted to let me know he's on his way.  Nice, I like this...he shows about 10 minutes later...but guess who's with him??  Handyman #2!  Handyman #3 is obviously in charge and #2 plays dumb.  I'm at a loss so let them do their thing of measuring, figuring, etc. and then handyman #2 takes off like a 'bat out of h*ll' and leaves #3 with me who then proceeds to write estimate,  I tell him I will get back to him.  The estimate given was $500 less than #2's estimate from the day before!  I feel like I'm being taken on a ride!  I don't have time to play these games....all three of these 'handymen' are on my 'forget them' list.  What's a Realtor to do?

What do you think...was I right in not hiring #3 over this?  I'm thinking #2 came in to give me a high estimate so that I would take #3's estimate!  What are the chances of this happening?   Should I have told #3 that I was on to this?  Should I have confronted #2 immediately when I saw him with #3?  Is this a case of Dumb and Dumber, or am I the dummy?

Mary, Think the first mistake was calling them HANDYMEN, sounds like the auto mechanic scenario!

We use to have this problem in Ocean Shores, until a REAL Handyman moved to town, honest, on time, good work and a nice person, now he is so busy he has people working for him!

We've got one in my area and they call themselves what ever they want to.  They charge $100 an hour per man and they don't give estimates.  Just schedule the work, they show up on time, get the job done and leave.  They are part of a company that has about 6 very skilled fellows in staff and they can do anything that doesn't require a license like plumbing or electrical.  For that you need someone else who charges even more.

Fact is, unless you have handiman skills, you can pretty much name your price.  I like the per hour fee because the work gets started right away. 

In Maryland we use a licensed contractor to do just about everything. 

If I get in a bind, I have sons.

Mary - It is sad you had these to pick from.  I would agree with you, they were playing you.  Maybe that is why the only honest one was too busy.

It's almost as tough as tring to find a good lender. I was lucky to find a good guy a few years back and stuck with him until he retired. Then I got referrals from some co-workers and some of them turned out pretty good too. Just like Realtors - if you can work off a referral, it'll USUALLY be better than just cold calling them. Mary, I hear your frustration.  We were going to have some cement poured this year, we get the estimate and the guy shows up to do the work.  He then tells us it is going to cost $400 more than the estimate.  We sent him packing.  This sounds like another fishy situation.  It just doesn't pass the smell test; as a matter of fact I think it stinks.

I have learned  to look for professionals when I don't need them. I try to maintain a list of vendors I have had a good experience with. Then I feel comfortable referring them to my clients. Many times I maintain a list of referrals from other agents as well. I hold my vendors to a higher standards or they are eighty sixed. As it relates to a timely arrival: knowing their appointments may overrun it better to give a client a time block. For example: Arrival time between 10:00 and 10:30. The immature guy without gas money should grow up. The poor fool, could have ask his mom the day before (lol).

I was told in my mentor that if I ever find a good handy man use them often and never ever share their number with another agent or you may lose your good thing. I've now got two that I use on a regular basis and will never ever give those phone numbers out to another agent.
