Surrounded by water, and hilly terrain, this affords many Point Loma home owners stunning views!  Neighborhoods such as La Playa and Fleetridge are on the San Diego Bay side of the peninsula.  Views from homes here, may be of the marinas and yacht clubs on Shelter Island, the San Diego Bay and/or the shimmering skyline of downtown San Diego.  Sunset Cliffs, Point Loma Heights and Ocean Beach houses often have lovely views of the majestic Pacific Ocean.  Gorgeous homes, landscaping, beaches, restaurants, shopping, location and great schools are all big draws to the community.

 

 

Point Loma Real Estate Market Report April 2013:

Point Loma straddles two zip codes, 92106 and 92107.  The following information is single family houses, both zip codes, that sold (closed escrow) in April 2013.

Sold Prices:  30 houses sold, the least expensive was a 829 square feet bungalow that sold for $420,000.  The most expensive Point Loma house sold in April was a 3,340 square foot house that went for $1,450,000.  Our most expensive house, actively for sale in Point Loma, is a historic estate priced at $12,500,000.

Of the houses that sold in April, the Average sales price was $816,194.  We have had a Year Over Year increase of about 14% in sold prices.  Point Loma is at a five year high (comparable to 2008) but still off our all time "bubble high" in 2006.    

Point Loma Real Estate Statistics

Days On Market:  One house has a zero Days On Market (DOM), and one was on the market 202 days, which is very unusual.  Our average DOM was 26 days, and 13 of the 30 houses sold were only on the market 10 days or less!  With such short DOM you can imagine we have quite a few multiple offer situations and bidding wars.  Eight of the thirty sold for ask price, seven sold for Over list!
