A Reflection on the Current Mortgage Process

 

     The current mortgage process has a bad reputation ... let's face it.  You can't listen to newscasts or read the papers without seeing or hearing stories conveying that perception.
 

     Although I understand that today's mortgage process is far more detailed than it was previously (anLink to FREE mortgage consultation with Gene Mundt, Mortgage Lenderd yes, sometimes even borders on silly), I think in many cases the current mortgage process is getting a bad rap.  And bad news makes for good copy and good ratings ...

     A recent call from clients of mine presently in the mortgage process, is representative of what I say.  These clients called after I had requested updated banking statements from them.
    
     A little bit of info/explanation for those that have not financed recently:  Some  documentation required for Mortgage Application  and mortgage processing is more "time-sensitive".  Banking statements are a good example of this.  But typically, obtaining updates is fairly easily accomplished. 
 
     Account statements and any updates must include: 
  •    Verified copies must contain the client(s) name. 
  •    Your Account Statement must show the FULL account number AND Bank's Name 
  •    There should be NO skipped pages  
  •    Should reflect ALL transactions made within the prescribed dates requested

     The request I made for updated statements was standard and required in order for my clients to Close.  My clients had been informed previously (at their initial mortgage inquiry and later in the process also) that the request would be forthcoming at this point in their processing.  Yet, I heard a big sigh ... and the following question during their call ... 

     "Gene, is it all worth it?"

     I obviously said "Yes!"  And then offered some words of encouragement also, as the client sounded somewhat frazzled by my request.  But after I got off the phone, I found myself wondering WHY these clients felt so burdened and WHY  they sounded so overwhelmed.   

     These are the facts as they stand for this client.  The following has been their responsibilities and participation in their mortgage process so far:

      Through the ease and convenience of technology (phone/Skype, my  Website, etc.) ... the clients' initial fact-finding interview/Pre-Qualification conversations were all conducted quickly, easily, conveniently ... without them leaving their workplace, their home, or greatly disrupting their personal schedules. 

     Because I offer a secure online option for full Mortgage Application on my website ... 
     These clients were able to complete their App at their convenience, within their own home ... utilizing their own computer.   As a couple, they did not even have to complete the task together.  They each performed this task conveniently within their own timeframe.

     Because I offer the convenience of "e-signing" and a secured  eFax  service ...  
     They were not required to make a trip to my office (or elsewhere) for delivery/pick-up of the mortgage application or required documents as clients did in the past.  They did not even have to make or provide copies of anything.  I did that on my end.  They just scanned/faxed and off the documents went!   Again ... right from the convenience and comfort of their own home and their work office.

     Through the use of various technology, they were able to ... 
     Contact me via phone, text, email, fax, and even used  Facebook  or  Google+  messaging features to ask questions or gather additional info.  I will point out ... all at their convenience from the comfort of their own home, car, or work ... and yes, even during their out-of-state vacation.

     Plus they were able to ...
     Conveniently ask questions and receive answers from me during a very broad timeframe within each day.  Saturdays, Sundays, and late evening hours included. 

     Now ... what do my clients gain for their efforts?  They will reap these benefits from their Refinancing:

  •     Shave 10+ years off their present Mortgage term
  •     Substantially lower their monthly payments
  •     Drop their Interest Rate into the mid-3% range
  •     Achieve these savings without any out-of-pocket expenses   

     The details and amount of info needed by Lenders on a  Mortgage Application  and during mortgage processing is more than it used to be, no doubt about it.  Many more questions need to be asked and answered.   But ... given the opportunity for large monetary savings and the benefits to be found in the short and long term, I must ask this ... 

      Given the facts above, how do YOU answer this question?  How do YOU weigh the effort made on my clients' part versus the benefits they achieve?  Is it worth it?

Thank you, Margaret.  I ask much the same question when clients quiz me ... "would YOU give that amount of money to someone without asking lots of questions and demanding proof of their ability to repay?"  I think it got SO easy, that now seems far worse than it is at times ... JMO ...

Gene, you can't make it any more convenient than that.  It comes down to either provide the information, or do not get the loan.  There is no in between, every lender is going to require the same thing.  Great job Gene.

Gene, you couldn't make it any easier for them.  When I started investing in real estate in the early 90s, I was constantly having to update my file.  I don't see a radical difference from those days, but I guess younger buyers may think it's over the top.  I thought it was lenders just making sure the lendee was as qualifed at the end as he was at the beginning.  8-)

Gene, of course the answer is yes, it is worth it. The key is you are a professional who is more than in touch with his job and how to really take care of clients. I am impressed, and that ain't easy these days, LOL. I can be a bit on the jaded side.

Gene -- You did a great job of explaining what is needed, why it is needed and the reward for jumping through all of the hoops.  I thinks folks are a bit concerned about privacy and I can understand that.

Hey Gene... the process if so frustrating to home buyers I've often had clients towards the end of the transaction tell the lender to go "stuff it" and pay all cash. Obviously, they know it's not your fault... but at some point frustraction sets in to the point where you lose income because of it.

Gene, I agree! In the long run it is worth it. I've seen buyers get overwhelmed having to come up with another piece of paper at the last minute. The benefits do far outweigh the frustration. I like what you are doing. You can't make it much easier for your clients.

when you make them aware up front then the process becomes easier/tolerable. I usually start out by explaining that as a result of our most recent past we are now in a "documentation intensive environment."

many times when they're feeling like enough is enough I ask them if they think the requests would be too much if they were lending me the $150,000, or whatever, if it was their money?

Gene - it is all about setting the right expectations from Day 1 which you obviously do.  As George correctly stated above, "provide the information or do not get the loan. There is no in between."

So true, George.  The effort must be made, IF you hope to successfully complete the process.  With so many, that IF is huge.  Not sure that it matters all that much at times to some ...

Mike:  You're right.  The process is more akin to what I saw when I first entered the business back in the late 70's.  You had to really PROVE something with documentation.  And you had to be involved as a client.  All the technological advances have cut down on the number of actual car trips one must make ... or the amount of actual live conversations you must conduct.  I find that the professionals involved in the transaction are actually more involved in the details than the clients are ...

Jan:  I try (as do many Lenders I know) ... to make the process as smooth and stress-free as possible.  The technological advantages have helped us all immensely.  But that said, it doesn't mean that you aren't going to ask a client to be involved in their own process or to help their own cause.  At times I'm left to wonder how invested they are in helping themselves ...

Andrea:  I don't know how any professional (whether agent or lender) could have gone through the last handful of years and NOT be jaded to some degree.  Totally understand!  I hope we reach a day in the near future, where clients begin to understand once again that good Lenders are on their side and just trying to do right by them. 

Joan:  Definitely true.  And rightfully so.  I wish I could say that the reaction I saw was motivated by that concern. 

Christine:  It can be ... but it doesn't have to be.  ANY lender can be faced with a transaction that has hiccups and problems.  But that said, if a client is working with the best lending professional they can find ... those hiccups should come at a minimum.  

Frank:  Wow .. thank you so much.  Your big thumbs up is greatly appreciated!

Nina:  We all know that those times exist where the requests for info and documentation just goes overboard.  To try to deny that would lessen my credibility.  But ... if clients want to borrow ... there are certain rules that must be followed and documentation that must be provided.  Only they can weigh if going through that process and putting the time in to completing it is worth their effort.  Typically their decision surrounds cash flow for investors.  But the topic speaks to the importance of finding and establishing a good working relationship with a reliable, experienced mortgage lender.  Consistently working with the right professional typically insures you the best possible outcome the greatest amount of times ...

Thank you, Michael.  I understand that those instances exist where documentation demands seem over the top.  But so often ANY request is met with resistance.  This was one of those cases ... it truly shouldn't have been that big of task for them ...

Jay:  I've used that argument as well.  And clients are always made aware of what to expect throughout their process.  Some just choose not to believe you or forget ...

Kevin:  Unfortunately, the "wants" don't always match the effort they make.  They "want" the money, but ...

Jon:  True.  It can be a headache.  But the best possible headache preventative is searching, finding, and working with an experienced, reliable mortgage professional.  They can't stop ALL the requests (or craziness) all the time ... but they can eliminate much of it.

Gene, you do a great job for your clients and maybe it shouldn't be too easy of a process...there's a lot of responsibility purchasing and maintaining a home. It's the "silly" stuff that frustrates everyone.

Harry:  I think many want it badly, but don't want to put any effort into it.  That in no way describes the modern mortgage process.  Nor should it ...

Debbie:  The expectations are too often somewhat askew and out of step with the modern process' reality.  It takes time.  It takes effort.  It demands you attention. 

Nick:  Yes!  Definitely true.  But you're also right when you say it sometimes gets "silly".  No Lender can promise that 100% of the time it won't.  And when it does?  You want to make sure you have the right lending professional at your side.  I think if more attention and effort was put into the search for that Lender, many would be better off ...
