Happy Mother’s day to all the mothers out there. It’s trying to be a sunny day on Kauai – here on the North Shore, but it’s only having mixed success. First rain, then a moment of sunshine, then more clouds – but we’ll see what the remainder of the day brings. There are several new listings this week and some new escrows. Surprisingly, there are no price changes this week.

New Listings:

Ka’iulani 25 is new on the market with a list price of $1.374M. This townhome was purchased as a short sale in 10/10 for $995K. Prior to that it sold from the developer for $1,621,790 in 10/07. So which way do you think the market is heading?

Ka’iulani 31 is also new on the market since selling from the developer for $1,822,350 in 7/07. It is listed for $1.599M. Downstairs Sandpiper 112 is listed for $298K, having last sold for $335K in 6/04. It was previously on the market from 8/07 to 12/07 priced at $449,900 and again from 7/08 to 11/08 for $415K. Although the seller is taking a loss, this is not a short sale. The unit is upgraded with granite slab countertops in the kitchen and tile throughout.

Puamana 24B is priced at $457K. This unit sold for $375K in 2/05. It was listed previously from 4/06 to 6/06 for $617K, again from 5/08 to 7/08 for $527K and once again from 10/08 to 2/09, starting at $497K and reducing to $467K.

Back on the Market:

Leasehold Pali Ke Kua 233 is back on the market at $449K, which is the same price as when it expired. This ocean view unit sold for $390K in 6/01.

Contingent:

Ka’iulani’s continue to be popular, as #67 found a buyer this week while priced at $749K. Are prices on the rebound? This unit sold for $668K not quite year ago, in 6/12. Bank REO Paniolo 106 was priced at $189,900 as it went into escrow. This downstairs unit sold for $240Kin 9/03 and was foreclosed on by the bank in 2/13. Sealodge D5 went into escrow with a list price of $439K. It sold for $525K in 12/04.

Sales:

Plantation 821 sold for $550K while listed for $569K. The previous sale was for $600K in 4/08. Villas of Kamali’i 33 was purchased for $670K in 12/04 and sold this week for $585K cash while listed for $625K.
