The current real estate market is hot, hot, hot in almost every market. Homes are selling much faster and for a much better price. However, there are still some home selling mistakes that can keep your home on the market longer and you may end up getting less than what you want because of those mistakes. Therefore, I have some tips on what seller mistakes to avoid and how to avoid them.
How to avoid home selling mistakes:
Don’t get stuck on a high price – Many sellers will get stuck on a price that’s just too high. Therefore, the home will sit on the market for a much longer period than other homes for sale in the area. So, if you or your real estate agent feel that the house has been sitting too long, take another look at the price. Or, you can always look at popular upgrades that will set your home apart from the rest.
Your homes exposure – Many people who sell their own home believe that if they list it in just a few places it will have enough exposure. However, that cannot be further from the truth. Your home will need to be listed in the areas Multiple Listing Service (MLM) and on real estate sites like Trulia and BiggerPockets for maximum exposure.
Costly repairs – Many homes on the market will sit longer because the seller could not afford costly repairs. Some repairs like foundation issues, roof issues, windows and siding are big ticket items. Therefore, if you find yourself in the situation, you should think about reducing your selling price.
Not truly ready to move on – There are many home sellers who are just too attached to their home and will actually do small things like not showing the home at convenient times to prevent the home sale. So, if you are not really ready to move on, just stay where you are and avoid all the trouble to begin with.
