La Jolla Houses That Sold:

In April 2013, 32 La Jolla houses sold (closed escrow).  The least expensive house went for $650,000, $251 per square foot.

The most expensive La Jolla house to sell, was a beautiful 5 bedroom La Jolla Shores ocean view house, that closed escrow at $5,000,000 which is $733 per square foot.

The Average Sales Price for La Jolla houses sold April 2013 was $1,928,426.  Average Price Per Square Foot was $670.  Average Days on the Market was 53.  

We have seen a 15.5% Year Over Year increase of prices but are still about 12% off the highs set in the hot 2006, 2007 time period.

What we are seeing, right now, is a bit of a plateau.  Take a look at these statistics:

Inventory is coming up, just a bit, Median Prices and Median Prices Per Square Foot have leveled.  They may be just taking a breather after the scorching 10 month run up.
