Temecula VA Loan Specialist - Local Area Loan Officer Lisa Delzompo
A Temecula VA Loan Specialist is not actually a designation one can earn. It comes with experience helping many, many military families use their Veteran Affairs (VA) loan guaranty benefit.
I fell into this niche after being on my husband Frank's real estate team. Frank is a retired Marine who - upon retiring from the Marine Corps in 2004 - went into real estate brokerage, with a background in law as a military JAG attorney and judge. We helped many active duty military families purchase homes from 2004 through the fall of 2007, and Frank continues to do so with Sand to Sea Properties.com. That fall, our youngest child went to first grade, giving me additional time to start helping clients with loans.
Why was there a need for our clients to have another loan officer who would be a Temecula VA loan specialist available to help with their loan? There were several reasons:
1. Non-responsive loan officers from other lending companies. I started out knowing that Frank's clients (and Frank) wanted to be able to ask their loan officer the question they thought of after 5pm on business days, and get an answer, and, more importantly have a loan officer who was proactive, pushing the loan. Retail banks' loan officers did not do these things.
2. Inexperienced loan officers for the VA loan. Here's a little history: 2007 was during a slump in the market, right after several years of non-VA 100% financing products. These products caused the VA loan to go out of favor because it has more complicated documentation requirements that those (funky) 100% loan products that eventually contributed to the housing collapse. At that moment in 2007, I joined a loan company and was the first loan officer to bring a VA loan through - one of the conditions of the loan was that the brokerage had to get approved through the VA initially to do VA loans at all! Another loan officer (a Navy spouse), and I started doing and becoming experienced at VA loans.
3. Another income to help support our family. We have 4 children, the first now a freshman in college. Military and military-retired families know all too well that the military spouse may have to and/or want to help out with a paycheck.
4. Bottom line - helping our military family clients. Regardless of why to do something, it matters whether it is helpful to our client, that they get a competitive rate and term VA loan for their situation (high/low FICO score, Debt-To-Income ratio, etc.) with a loan officer who's done a whole lot of VA loans.
