Will first time home buyers keep up with rising prices?

By now it is obvious that property prices are rising and the real estate market is now a sellers market. Referring to the Kauai real estate market:

On Kauai prices are continuing to rise and everyone is wondering how good will this get? Or from a buyers point of view "I'm just going to wait until a deal comes on the market."

Right now I see first time home buyers and investors looking to purchase property. For an average house on Kauai depending where it is located and other factors will probably sell around $400,000. Wow! Some first time home buyers that I have talked to cannot qualify up to $400,000. Yikes!

As for Investors they can go higher than $400,00 but they don't want to! Some investors are probably being cautious since the drop of the market around 2008. Others are spending the big bucks in certain areas of Kauai.

 

This thought makes me think this rising market will be short lived. Or that the market will eventually flat line and stop peaking. One things for sure its not cheap living in paradise.

In addition to rising prices, the Sacramento market is laden with many investor buyers.  And many of those are packing cash.  It is a difficult time for many first time homebuyers.  Hopefully, new home construction will begin to take up the slack.

I agree it's not cheap to live on Kauai but it's worth the price. The beauty and the weather are great, no heating bills, year round gardens help to balance out the housing prices.
