There are lots of new and exciting changes to the house this week.  Most of the punch out list is done, the kitchen is done, and the house is officially on the market as of this Monday just passed.

So far this is the marketing plan:

  1. We have an ad running in the Orlando Sentinel for 4 weeks. A copy of the ad in in previous post #8.
  2. For Sale signs in the yard - both a Realtor sign (my office) and a creative financing sign.  You can see examples of these signs in previous post #'s 7 and 8.
  3. Little "bandit" for sale signs around the entrances to the neighborhood and at major intersections nearby.  These signs are cheap, handwritten, plastic signs that cost about $1.00 each to make.  (They get destroyed or picked up by county workers quickly and often, so you can't spend much on them.)
  4. Listed in the local MLS (I am the listing agent) with a 3% commission and a $1,000 sales bonus offered to buyer agents. Link to MLS
  5. Listed on Craigslist.org and Postlets.com (which loads it onto 10 or so other FSBO websites).
  6. Big banner hanging on the house (see the photos below).

So far I have had about 15 phone calls on this house.  Most calls are from the signs and the house banner with only maybe 5 coming from the newspaper ad. No Realtor showings yet.  You can see from the language in the MLS, the signs, and the ads, that we are very flexible on terms to make this deal happen.  Our asking price of $169,900 is about $10,000 under the lowest priced house in the neighborhood right now.

You can see here from the front that the exterior is done.  The landscaping is installed. 

      

Yes that is a big 5'x3' banner hanging from the roof there.  I can't take credit for this idea.  I got the idea from Realtor John Huguenard at a meeting of the Lighthouse investment association http://www.lighthouselandlords.com .  I have to say the banner gets attention - he is a smart man.  I have had a few of the cities and neighbors complain about them though on other houses.

      

The kitchen photos.  The counter tops and sink are installed.  New appliances are in, but not all installed just yet.  The electrician will hopefully be out shortly to hook up the range, range hood, and dishwasher.  The plumber has already been out and finished his work.

      

The living rooms, bedrooms, and bathrooms are pretty much complete.  Just a few punch out items that we are working on and that is it.
