I wouldn’t believe it if I hadn’t seen it
A client of ours is complaining – to the neighbors to change their property management company! It’s true. He wants to find out who the owner of the home across the street is so that he can reach them and tell them to change property management companies. We didn’t feel comfortable encouraging this so politely declined to look up this information. So, he is going to his Buying Broker to demand that he looks up the owner of the home across the street!
You see, the home across the street has been “For Rent” for a very long time even though it is listed for a below-market rate. Granted, the property could use a little (maybe more than a little) Tender Loving Care to spruce it up.
Our investor client is worried that the property across the way will undercut the value of his own property. His solution? Insist that the owner across the street hire us!
He figures that by convincing that owner to hire us we will:
1. Spruce up the property to remove the eye-sore factor
2. List it at market rate
3. Rent it quickly
4. And therefore, remove it as competition for his investment home.
I’m telling you, as far-fetched as this seems, it’s true. I wouldn’t believe it if I wasn’t seeing it for myself. We’ve explained to him that he doesn’t need to go to these efforts and that our marketing is far superior so that we will still be able to do a good job on this property but he has it in his head that he must do this.
I guess this is a compliment?
