Princeville Kauai condo (and house) + short sale update for the week of May 12th to May 18th

This was a very busy week for both condos and houses. As you know, condos have been fairly active but this week we saw two homes go quickly into escrow. One is a very nice short sale on Kaweonui while the other is a large home which still needs some work to bring it to completion. Ocean view and well priced condos continue to lead the way. For the second week in a row there were no price reductions in either category. With properties flying off the shelves as they are now, it appears there’s no need! Take a look:

New Listings:

Villas on the Prince was purchased for $700K in 6/09 and is now on the market at $749K. Sealodge D9 is priced at $787K, having last sold for $595,500 in 9/04. This ocean view unit was first on the market from 4/09 to 5/09, during which time it went from $1.077M to $997K and again from 5/11 to 12/11, with a start price of $997K, ending at $897K. Second floor Pu’u Po’a 205 is a “one owner” purchased in 2/85 for $225K. It is listed for $995K. It was listed once before from 11/02 to 10/04 for $689,900. Downstairs Hale Moi 119 is new this week priced at $275K after selling for $150K in 11/00. It went quickly under contract.

Contingent:

Sealodge F6, with a list price of $399K, went into escrow. It was purchased for $565K in 12/05 and is not a short sale.

Sales:

Ka’iulani 8 closed for the list price of $1.225M after selling from the developer in 3/08 for $1,939,420. Sealodge E9 sold for $360K cash while listed for $395K. The previous purchase was in 12/00 for $285K.

Under Contract:

Last May there were a total of 88 sales. As of today, Sunday, 47 sale have been reported. There are currently 280 properties Island wide either in escrow or under contract – and we are just past the halfway mark for May. The inventory is definitely diminishing, with only 58 condos listed in Princeville, ranging in price from $293K for Sandpiper up to $2.2M for a Ka’iulani townhome. Only 33 homes are on the Princeville market, going from a low of $674K for home on O’u Place to $14M for a retreat on Hanalei Plantation Road. If you are interested in any of these properties, or any others on Kauai, please do not hesitate to ask. That’s why I’m here – so you have the facts before buying or selling.
