1.Have a timber appraisal completed.
2. Conduct a wildlife inventory and habitat evaluation.
3. Have your boundaries clearly marked and cleared of brush.
4. Build and maintain trails leading to all of the properties best assets
5. Have wildlife photos taken
6. Have a forest management plan written to highlight the assets and potential of the future of the property.

35% of our sales is raw land, usually for recreational, retirement if it has a waterfront element. But wooded wood lots that are not cut so hard a wood pecker would have to pack a lunch to fly across...those are like good. And get gobbled up within hours...with multiple buyers that carries swedish sounding chain saws with bar files and oil. Timber.

Bob, there are occasions where out here in "timber" country, this kind of land becomes of interest to a buyer in our vicinity. Our office has worked with these kind of people for years, because Vernonia was a big logging community--that's how it became a town originally. I don't specialize in this, which makes this featured blog even more important to "bookmark".

Good post.  I have never done this as of yet, but if the need arises, these are good points to keep in mind.  I am sure that I'll team up with a Realtor® who is already experienced in this type of endeavor before doing one solo.

And this is why people need to be consulting with those who know what they are doing.  I would have no clue on selling or buying forested land.  You are certainly the 'go to'!  (and just look at all your features)

Thanks for the great top ten List.  I completely agree, One more thing I would add is to make sure that the person showing the property is passionate about it and willing to "drag" potential buyers to the main assets of your property.
