I was reminded this morning when I got my annual assessment for our lake lot about the dark side of maintaining a man-made lake. The dam is in need of repair again.
We have a lot of man-made lakes in Georgia, and while they mostly add to the beauty of the countryside, they can create problems for both the owners of property on the lake, and those down stream from the dam. Trees grow in them and the roots weaken the "system". Critters dig burrows in them and weaken the "system". Just like the dikes in Holland, a small leak can turn into a major disaster if not addressed. Just the study on how to repair the current problem is over $15,000. That's to tell us how much more it will cost for repairs.
I got what I thought was a good deal when I bought the lot, and we spend lots of time their with our friends and relatives. I still think it was a wise investment, and consider these expenses part of our entertainment budget for the year. However, if you are thinking about buying lake property, be certain to learn how the dam is maintained and who pays for that work. It can get very expensive.
