Sometimes you just have to say O.K. Now what. Inspecting homes 101.
After inspecting homes for
Desert Sun Home Inspections in Carlsbad, New Mexicio.
I have come to realize there is no rhyme or reason in a lot of things I get to see when inspecting homes for the buyers.
The reasoning behind a lot of things we get to see as inspectors probably boils down to being lazy when it comes to installing a new appliance like a water heater , furnace or even a Central air unit.
Short cuts are inevitable when it comes to finding issues when inspecting homes.
It seems the installers just want to get in and get out not paying attention to detail about the install.
Take in to account this install of the HVAC unit on the rear of the home.
The lines need to be protected not only from the elements, but from the family pet as well.
In this shot we see a couple if issues for this homes installation.
Number one. The installer took the shortcut by not installing the proper hole for the A/C lines. They simple cut out part of the venting for the attic and ran the line through the hole they had cut out in the vent.
The the A/C line was never protected from the family's dog in the back yard and the dog has chewed off a lot of the insulation that was where it was supposed to be. Now the seller has to have the repairs completed in order for the A/C lines to be correct.
Remember when ever you are listing a home. Check the A/C lines for proper insulation. And proper protection.
This will save you some headaches in the future.
Have a great Memorial Day Every One.
