for sale by owner sacramentoThis Elk Grove area seller called me on Sunday to tell me how impressed with me he was. He went on and on with accolades. The thing with an experienced Sacramento real estate agent is you can compare her to a slew of agents who don't sell very many homes, and she will look like the Queen of England.

I have no idea who else this guy talked to, but he said he interviewed a bunch of agents. He was so impressed with my listing presentation, why, he was calling to tell me that he decided to do it himself and sell his own home to the tenant.

I had someone pull something similar to this about a year ago.  They really liked everything I told them and were a referral no less.  Then, after some time looking at homes, they decided to buy the home they rented from the owner.  They asked for guidance and opted to just do it themselves.  No inspections, no disclosures - likely a bad path to a future lawsuit.

Something tells me Mr. FSBO will be knocking on your door mid-way through the transaction and asking you to step in at a reduced rate since you didn't have to do the first half.  Of course you made it look easy.  It's your job.  You close more sales in one week than most people will ever deal with personally in a lifetime.

I followed your link to read the "rest of the story" as Paul Harvey would put it.  Me thinks that when his sale falls through, you may still get the listing, if you want it.  The punch line there is it looked so easy when you performed your listing presentation because you are just that good and have spent years perfecting your craft.  I am not supposed to wish ill on anyone, but I hope that he experiences nearly all of the pitfalls and then, really appreciates what you do bring to the table.

Hi Bryan: Are you saying that the buyers started your relationship with no intention of hiring you or did they change their minds halfway through? Because that would make a difference.

Hi Chris Ann: I just hope he doesn't call and ask me more questions about how to sell his home. I don't think he clearly understands there is a difference between a listing agent who represents the seller and a buyer's agent who represents the buyer. Or, if he does, he'd just as soon blur that line.

Hi Tammy: I'm all for helping people out but this is like going to the dentist, deciding to yank out your own tooth and asking the dentist to lend you her tooth-yanking tools.

Hi Roger: I actually hope for his sake that the deal closes and he never finds out how much money he lost, because if that happened he would begin to loose faith in himself and somehow that would be all my fault, you can count on it.

If you have convinced him to do it himself, then you have made it look to easy. I am guilty of that as well. With lots of experience, even the most stressful situation that you encounter in Elk Grive is handled with finesse and style. I cannot wait to hear how the FSBO turned out.

That is why I only deal with people who do their job with a passion.  No pushy car dealers, furniture sales persons, salespeople in general.  I before I got into the business would ever buy a FSBO without professional representation.  He'll be back

I'm pretty sure that your FSBO guy will be calling you a few months in.  

It sounds like you do such a great job that you made it look easy.  FSBO is rarely a good idea.  :)
