I'm Here- "But I can't Figure Out Where The Lot is." Show Instructions

By
Real Estate Agent with RE/MAX Distinctive / LIC in VA

Wow, it just doesn't make any sense to me when I get calls like these. An agent recently left the following message. " Jeff , this is Lost Agent, I'm at your sign, and I think I'm at the lot on Lovettsville Rd, but I'm not sure? Can you call me back and let me know if I'm in the right place?"

Well, in order to avoid situations like these, there is a thing we call " Show Instructions". If you read them, they say " Call Lister", ( that means call lister Before showing), and also in " Remarks" it says: "See " View Documents" for Survey plat".

So if you're at my sign, yes, your at the lot on Lovettsville Rd. If you had read show instructions, you might have a plat with you just in case none were on site. If you had called ahead of time, I could have told you exactly where to drive to see the corner stakes and survey ribbons that I have marking the lot, and also the location of the drain field which I marked with 5' white PVC pipe over metal T-Posts.

You can actually show this lot without even getting out of the car. This is a 2.7 acre rectangulr lot that is 90% open, and 10% wooded. So basically you just wasted I don't know how much of your time, because you were already gone when I called back and you didn't answer your phone.

Everything is so much simpler and more efficient when we just follow show instructions and plan ahead.

Sounds like an agent who should be making a referral.

#1- Hi Lenn, That might be a good idea. I know some agents can't find property lines even if they did have a plat in their hands.

Oh Jeff.  I know agents who don't know what a plat is.

#3- Ha Lenn, I get those as well. It's funny how agents just show up at a 3-20 acre lot and somehow think they can figure out where the property lines are and be able to show it. I constantly get people who say they want to drive by. What good is driving by. I have some lots that are alomost 2000' deep. You can't really tell anything by driving by and looking at it from the street.
