In April 2013 there were 207 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up by 9% from last month. Here’s the breakdown of overall activity.

Overall sales volume rose from March sales. 37% of the March home sales were cash transactions, about the same as last month. Average sale prices rose across the board, in particular for attached homes. Buyers were able to negotiate, on average, 1% off the asking price, but a number of homes sold for more than the list price. The MEDIAN sale price of detached homes at $383,750, and $249,900 for attached/condos.
At the end of April 2013 there were 323 Oceanside homes for sale, a decrease by 10%, another consecutive decline. This represents an inventory of 1.7 months for detached homes (down from 1.9 months in March) and 2 months for attached homes (down from 2.1 months last month) based on the current rate of sales over the last 6 months – the Oceanside market got even more competitive, and remains a strong seller’s market.

In April 199 Oceanside homes came on the market, a decrease from March new listings by 4%. During April the number of Oceanside homes going pending also decreased, by 11%, with 173 pendings (excluding homes that actually sold in April).
