If your lender is dragging his feet on the pre-approval, what type of service are you expecting?

There are so many important elements to mortgage service.  It's NOT just about rates, folks!

I'm not trying to undercut the importance of obtaining the best rate possible ... not one bit.  But, a good Mortgage Lender provides you much more than just the lowest interest rates.  They provide you good counsel.  They listen to you, research, and then provide you the best options available for YOUR  financial scenario.  For your present situation and into your future.  They provide you solid information to base your decisions upon.  They offer consistent, timely communication .. in a variety of forms (texting, emailing, cell, office calls, letters, Skype, Social Medias, etc.).  You can FIND them when you need them.  And so can your agent.

Jared Christiansen  of   Century 21 - Bradley Realty, Ft. Wayne, Indiana  offers one very strong example of how a poor choice of Mortgage Lenders can effect the timing of your transaction and its ultimate success.   And proof of why taking the time to research which Mortgage Lender to work with well PRIOR to starting your home search is so very important.  Experience, success rate, reputation, communication skills, dependability, availability, referrals and more should all be considered.

A friend emailed me a list of homes she would like to see next week.  I asked her if she was pre-approved with a lender, and here was here response:

"Well...  I contacted Joe Schmoe from Goliath National Bank out in California a few weeks ago.  He asked us for a few things and said that he would get back with us."

I asked her if Joe Schmoe had gotten back with her yet, and here was her response:

"No.  I tried to call him a few days ago but it went right to voice mail.  I called him again this morning and he answered, and said that he was still working on it.  He's kind of dragging his feet."

 

YES.  YES HE IS.

 

I asked her to go ahead and call one of the local lenders I often use, and guess what?  She got a response right away and got her pre-approval the same day.  We'll be out looking at homes this coming week and hopefully making an offer.  

 

If a client is already working with a bank, even one as huge as Goliath National Bank, I don't interfere.  It's the buyer's choice who they want to work with.  

That said, if you are having this much trouble just getting a pre-approval from a lender, imagine how tough it's going to be during the entire process.

The lender is an incredibly important piece of buying a home, and if they aren't responsive and acting as quickly as we all need them to, then you can count on there being delays on the closing.  

Trust me when I say that delays are not fun.  

Often times the sellers on the house you are buying are purchasing another home, and so are those sellers, and those sellers, etc...  You catch my drift.

 

So...  as I said before, it's your choice who you use as your lender.  I can't (and won't) force "my people" on you, but if you need a local Fort Wayne lender, I have a few I can provide that have given me and my clients great (and FAST) service.  Just let me know!

Good reblog of Jared's article and he is so right.  It never fails that when buyers use someone other than those on our "list", there's always trouble.  Communication is the number one essential that lenders should provide to their clients. If they can't do that in the beginning, it will always get worse later.
