West Sacramento real estate is hot!  If you live in West Sacramento, you already know why it's a great place to live.  Not only has it nicely developed in the last 10 years or so, it's in close proximity to Downtown Sacramento making it a dream commute for many.  If you own a home in West Sacramento, you may be shocked (in a good way) at your home's current value.  Home values have gone up 21% in the last 12 months.  The average West Sacramento home currently sells for $274,000 and is on the rise.  That's the best values West Sac has seen in over 4 years. 

As a West Sacramento Real Estate Agent for the last 14 years, I've lost track of all the homes I've sold.  This week my buyer is closing on a really nice house in Southport, 4002 Martis Street.  It's a 4 bedroom, 2.5 bath with over 2,500 sqft.  It's a great buy for them at $255,000!  They feel really lucky to have gotten this house because there is so much competition for homes right now.  It's definitely a seller's market and West Sacramento buyers are having a tough time navigating the process.  Buyers will have a better chance buying a house buy using an experienced West Sacramento real estate agent who knows the market as well as how to write a good offer that will STAND OUT with a better chance of acceptance. 

Spring and early Summer are the busiest times for real estate sales.  It will be interesting to see what happens to values later this year.  I expect much slower growth as the year goes on and inventory levels balance out.  I'm always here to talk real estate and would love to hear what you think!
