I don't Need Any More Clients

no customersWe were recently discussing Social Media strategy, and the need for developing one, with a couple of clients and both Laura and I just about hit the floor when one of them (an established and very successful real estate Broker) said "I don't need any more clients".  His reasoning was that he had enough clients and had been selling real estate for long enough that he didn't feel that developing and implementing a social media strategy was important.

We had already gone through the reasons why having a social media presence was critical to reaching new clients but he just felt that he was already doing everything he needed to do to maintain his current level of business.  He was using the tried and true methods of signage in the front yard, an MLS search on his website and placing ads in the various real estate magazines and those were working great for him.

I'm sure there can be numerous arguments made that social media isn't absolutely critical, although I would strenuously argue against that idea.  I don't see how anybody in any line of sales can justify saying that they don't need any more clients.  This attitude brings to mind the old proverb.. "and this too shall pass".  I don't care how well you are doing today, tomorrow's script hasn't been written yet.

Say no, say I didn't do a good job of convincing you, say you don't have the time or inclination.  But saying you don't need any more clients seems dangerous to me.  Does anybody else feel this is a dangerous stance to take?

That's funny.  It sounds like this old broker is intimidated by social media, or doesn't quite get it.  My two cents...

Social media is here to stay. Most agents in my area do not even have their own website. They have the website their broker gives them that doesn't have a real domain name. The social media I use has helped me get the listing every time. The sellers see that I do everything possible to get their home exposed to buyers and to help sell it.

That's kind of like saying the Internet is just a fad! I'm sure he will begin to lose his business as his clients begin to interact with other agents via social media over the next few years.

A few months ago, I turned down an offer of business because the person pitching it wasn't a good fit for me. A few weeks later they called back and asked me to reconsider. I did and they are now my clients...It has to line up and make sense and if I commit to something, it is my business plan endorsed by me that has to go on point....

It is very powerful to be able to show that in a listing presentation.  It is those extra things outside of the typical "real estate" box, the sign in the yard, the flyer box (that's usually empty).. Social media is a great way to WOW potential clients by showing them reach and results.

Hi Kevin, interesting perspective to mull over! I personally think social media is a useful tool, even if you aren't looking to attract new clients. Can never hurt to have a presence in more areas!

That is possible.  But I'm with you, I always want to explore and implement new ways of bringing in clients.  I think you have to do that, even to maintain the status quo... you have to replace all your clients that sell or buy somehow.

kevin, How about he share his clients with others if he has enough. very shortsited for tomorrow. I would think that social media would be more cost effective as well?? Those magazine ads are expensive.

Perhaps the choice of words was not great, but maybe his idea is OK.  There are agents who are well established in an area, their continuing presence will lead to an ongoing supply of "enough" clients.  They also know best how many transactions they seek each year to meet their needs. 

He might also be considering reducing his workload in the future to enjoy more time with family, or perhaps even enter into semi-retirement.

Finally, the type of clients he enjoys working with now may not use social media.

I think that is how I would approach it, if I was at my "critical mass" of clients, I would still keep the full-court press on and refer new leads to other hungry, eager and competent agents in my office.  Thanks for the comment!

I've heard an agent or two make that comment in the busiest of times, and I always think, "Be careful what you wish for." I know it can get overwhelming sometimes but I think you hit it on the head with the "This too shall pass" reminder.
