The VA Loan program is offered to Army, Navy, Air Force, Marine Corps, and coast guard members who are currently active, non-active or retired.  There are a few eligibility requirements that are not difficult to meet and can be found here.  The reason this program is so great is because it is 100% financing, that means you don't have to make a down payment on your home and you still get the best available interest rates at the time!  A conventional loan traditionally requires a 20% down payment, and an FHA home loan requires at least a 3.5% down payment, a VA home loan requires 0% down.  That means you don't have to drain your savings account to buy a house, which means you could be in your own home and have money to buy furniture or redecorate!

The second best feature of the VA home loan program is that it doesn't requre PMI, which is a monthly mortgage insurance charge.  So that means you'll have more money at the end of the month and living in a brand new home! Doesn't that sound great!
