Are you working those leads?

If you have a website you should be receiving leads, right?  You would be surprised at how many REALTORS I talk to that do not have any leads and they do not know why or have them but do not know what to do with them.  I always ask them first if they have had their website submitted to the search engines, if not this is a major reason why they are not receiving any leads.

There could be several reasons, but let's assume you are receiving leads from your website.  Are you taking the time on a daily basis to follow up with those leads either by phone or email?  If not you should!  This could be a great way to bring in new leads.

Do you offer a newsletter for them to subscribe to?  In your auto-responder you should be making a statement something like:

"Stay up-to-date on all the current real estate trends by subscribing to my newsletter" Then give the link to subscribe.

You should have all the resources available on your website to capture the leads.  You should not concentrate just on buyers, but sellers, relocation, first-timers, etc.

You should also have an impressive drip campaign that is set up to drip automatically for at least one year for the buyer, seller, etc.  Each category of a lead should have their own campaign.

Some great campaign resources and lead generating tools:

Check them out! I have 99.9% of my clients using these two programs and the client is very happy with the results.

Gary,

It is not that they are uneducated, but just either do not have the time or do not know where to begin.  Everyone had to begin somewhere and that is the great thing about sharing - we can share with each other and take it or leave it, but one thing for sure most take an idea that has been shared and do wonderful things with it.

Would you care to share how you work your Internet leads?

I answer them quickly and do a good job overall. The ones that tend to let slip are the ones looking 6 months out. I do not have a system or a good read if they are truly serious unless they tell me they are being transfered here. I call them, send them a packet of info, and set them up to receive a weekly update if I can nail them down. its an auto pilot and I explain that to them. Its a game of numbers?

I tried Realpro and it was ok, but a lot of agents were using it in my market. I like gooder group's brochures and now they have color imprinting, which is even better.

Hi Dee,

Gooder is a great email auto drip campaign as well, you might talk to Aaron or Dan about this part of their program to see if it will work for you.  You can also incorporate the material into your website.

Good Luck to you!
