Would you like to sell your home or would you just like to list it?

 

Right now, the Fort Wayne real estate market is on fire!  Homes are selling quickly.  Inventory is low.  Buyers are still getting good interest rates and they are still out there buying.  It's great!

That said, price is still key when selling your Fort Wayne home.

Just because inventory is low and homes are flying off the shelves doesn't mean that you can get away with over pricing your home.  

We met with a seller last week that insisted on listing his home for 125% of market value.  

For those of you that aren't great with math, that's like listing a home that will sell for $100,000 at the $125,000 price point.

Even in this market, that's not realistic.  It's not quite outrageous, but it is unrealistic.

When we discussed price with the seller, we showed him the market.  We showed him what comparable homes in the immediate vicinity have sold for in the last 6 months.  Everything pointed to the price we suggested.  

We even explained that if we were to list it at 125% of it's value and we were fortunate enough to get an offer at that price, it would not appraise at the inflated price.

He still wasn't having it.  

I (Jared) asked him if he wanted to sell his home in Fort Wayne, or just list it.  He said that he wanted to do both, but at his price.  He went on to say that his price was the right price, and that he wasn't going to list it any lower than that and he wasn't open to dropping the price either.  

We thanked him for his time and explained that we just weren't a good fit.  We parted ways with no hard feelings.

 

The point of this blog is to explain that even though the Fort Wayne real estate market is on fire, price still matters.  We still have to go with what the market tells us.  

We both believe that home prices in Fort Wayne will rise, but they will rise slowly.
