Perfect credit, great income, yet we won’t sign off on the lease, yet

 

Benicial Rental HomesYes, much to the chagrin of our leasing agent, we won’t sign off on the application for a prospective tenant to move forward with the lease on a Benicia Rental Home. 

 

The prospective renter has perfect, spotless, credit.  Good work history, great income.  In short, everything checks out on paper.  I bet that most individual landlords and even many property managers would jump at the opportunity to move this tenant in right away.  Yet, this is where experience and following our own procedures comes into play.  We won’t proceed further.

 

The prospective tenants are a couple that came to view

the Benicia Rental Home.  This in itself is notBenicia Rental Homes germane except that only the female of the couple had her photo ID to show us prior to viewing the home.  Our agent proceeded with showing the home based on the single ID.  However, the application came in from the both the male and the female (both are over age 18).  Thus, in the case of the male, we have an application from a person that we don’t have a copy of the photo ID for. 

 

The offer was made that the photo ID would be faxed to our office.  Unacceptable.  We want an original of the photo ID brought to our office for comparison to the live person and then WE make a photocopy for our files. 

 

At that point in time we can move forward with the application process and check references etc. 

 

We have no reason to distrust or “suspect” these applicants.  In fact, they are likely very wonderful people and we may appear to be overly cautious or difficult.  Yet, our policies are in place to protect our clients (and ourselves) from issues such as identity theft or fraud or what have you.  Adherence to our policies is what ensures that we place only well-qualified tenants in our Benicia Rental Homes.

In these days of rampant identity theft, I know that common advice is to carry as few credit cards and other items as identification as possible in case you wallet or purse is stolen. Never carry you social security card since losing that might give a crook a wonderful opportunity to create a new identity based on your i.d.

 

However…I am with Elizabeth #8. Who leaves home without their driver’s license?

If these tenants are for real, then they should have no problem supplying you with a photo ID. IF not, well you know what to do!

Good practice. Much easier to keep bad tenants out upfront than to try and kick them out later. Being conservative is smart.

I don't deal with rentals, but I do know agents in town who do, as well as have a number of investment clients. If I know one thing about the rental side of our profession, it's that these days you cannot be too careful in screening potential clients. I've sold some homes that were absolutely trashed by renters and the home owners and their management companies had no idea.

I've heard it's better to screen out potential problematic tenants rather than try to evict after they are in the house.

Sticking with your policies make sense to me. Just curious: What if they lost their driver's license to the courts? (That is the only standard form of photo ID in Oklahoma.)

Good to have policies in place and stick to them. If you let one by without complying then you set yourself up later when you get a legal challenge (always a possibility).
