What is the perfect age for a Realtor??      What??? Could that really be a question ? Of course it is .   Let's see if we can solve this age old (and new)  equation. The minimal age to hold a real estate license in most states is 18. But wait that's just the minimum age to hold the license right ? Brand New in the business?? . How much experience could an 18 year old agent have ??? What if being an agent has been their's lifes mission and selling that beachside condo has been on the  mind of the whipper snapper since middle school ?  Wait we should ask what the age of the average buyer is right ? People will feel more comfortable working with someone closer to their age right ?  Could those years working on the assembly line making widgets  really make you a better Real Estate Agent ? ...

What if Impossible wasn't Possible. What would that be like? How would your life change if you could do whatever you set your mind to?  How would your Real Estate Career look? Could you honestly say that you would still be in this business if you could do or be anything you wanted to be? If you wanted ten closings this week? Just think on it and it would happen. Money. Oh, Money isn’t a problem for you anymore, you have more than enough and can spend it on whatever your heart desires.     You see Mega agents have this mind set. They create a vision of what they want, lay out a plan to get it, and ultimately make it happen.  I had a very successful agent tell me that ‘we are very fortunate to be in a business with so many people who underachieve’ Wow !!! So sad and yet true. The fail rat...

Before I even get started . I know that many of you will not agree with me. I have heard the argument for and against and I am leaning toward against it.   The question is this:  Do you or should you allow a potential buyer to ride in the car with you?   ( I just heard your WHAT!!  through my Computer) . Why not ask them to follow you in their car?  Hear me out before you click out of this post.  Any good agent that has a level of success is overwhelmed with tasks and to do lists. The short or even the long amount of time in between homes is the perfect time to return calls,  answers emails or texts ( not while your driving, calm down) . It allows you to get more things done. I already know that you are going to tell me that driving with you is your time to bond and relate to your clien...

To doo or not to doo - Richmond Hill, Ga Real Estate My kids are always asking for things they "need". I hear they need iPads and I hear they need new clothes or shoes. As humans, there are a few basic necessities that we actually "need". Food, shelter, coffee and... a bathroom. As the lead agent on a successful Real Estate Team, The Randy Bocook Team, I probably get to show more homes than the very vast majority of agents in the Savannah, GA suburb town, Richmond Hill. Basically, I help people find shelter. Thankfully, the majority of these shelters have bathrooms as well! I often find myself showing homes to families with children of all ages. I've learned there is a phenomenon that most children are afflicted with when looking at homes. The phenomenon involves the need to use the res...

Don't Settle on a Team MemberPain is Weakness leaving the Team You have all heard the statement   ‘slow to hire, quick to fire’.   The real estate profession is an ever evolving and changing business. We work long hours, we work weekends, we miss family functions at times. We work when other don’t.  So because we put so much into this job, we need to make sure that we surround ourselves with the right people. You didn't  hear me say surround yourself with like-minded people. But the right people.  Working with a buyer or Seller is really just the finishing  part of a long process. We have to cultivate the relationship. Your Team must learn the buyer or seller.  What makes a Great Real Estate Agent from a good one is this process of learning and knowing the client.  Not everyone can do...

Richmond Hill GA Real Estate I Know What My Wife Likes My wife and I have been married for 20 years. I know what she likes so I’m going to pick the home out for us. DANGER DANGER DANGER!! We have an unwritten rule with our team, we won’t allow a husband to buy a home without the wife being present. We will certainly let the wife buy a home without the husband being present. I’ve had too many instances of taking a husband out shopping for a home, and he picks out homes that his wife will like only to be shot down the second he gets to the hotel to review the homes online with the wife. Men, face it, we think differently. I’m not saying that we think at a level less than a lady’s perspective, but when it comes to home buying the women know how to buy a home. The women, in every species, t...

Richmond Hill, GA Real Estate Mail Christmas Cards This Week! In this business everyone talks about modeling, mentoring and coaching. Find a successful agent and copy what he or she is doing. My company is big on not reinventing the wheel and taking advantage of other peoples experiences. By doing this you will absolutely get valuable education on what works or does not work. It will give you a jump start and save you time and money. But what about individualism? What about creativity? Trying to stand out in a crowed? If everyone is doing the same things, what makes one realtor better than another in an independent consumer’s eyes? Is the top producer that people are copying just better at selling homes than the new agents? Does he or she have an advantage because they came up with the ...

In this age of sharing everything from the birth of a child to getting a new job, we know more about each other than ever before. I’m not sure if this is a good or a bad thing. What I do know is that we can’t be shocked that our neighbor, who is a friend of a friend on Facebook, just told another friend that she knew we were moving. ‘WHAT? I didn’t tell her that. How did she know?’ The mystery is as easy to solve as the one in a Scooby Doo episode. Clue #1 was that you asked if anyone knew of a good home stager. Clue #2 was those pictures you posted of your brand new, over the top yard work. However, the most telling clue was the ‘Thank You’ post from one of the top realtors. Unless you are selling Avon or Plexus, you are selling your home! It’s funny that we want our privacy and pro...

I hope not many of you have heard this from a past relationship but many of us have. No Matter what , when we hear these words we lose a little bit of our self esteem. We  Psychoanalyze  ourself and go over everything we said and did to warrant the dreaded 'IT's Me' . These words were giving to me a couple of weeks ago from a buyer client. I had been working with her for many months over the internet and phone. What did I do wrong???? Did I call too much?? Did I text to late at night???? Forget our anniversary ??? Okay scratch that last one.  Hey, I have to realize that it's impossible to win and capture every client. Okay scratch that one too. Real Estate would be boring if there were only one sign in town( Mine!!!)     I asked the question ' What could I have done better?'  What could...

Don’t lie to yourself. It’s the chase. It’s putting together the deal. That’s what really interests you. No amount of curveballs can derail you. You’re a well-oiled Real Estate selling machine. Your credit score is a little bit low? No worries, we will do a rapid rescore and get you an extra 50 points. Don’t have money for a down payment? No problem. Get a gift letter from your parents that they’ve given you the money, no strings attached. The home that you like is over your budget? To a lesser Realtor, that could be a problem. But BAM! The lender finds you qualified for an additional $20,000 on the sales price. 'Hey I guess I should have told you, I filed bankruptcy'. No big deal. You have had 12 consecutive months of good payments, you can still buy. An easy transaction of finding a ...

Richmond Hill GA Real Estate For the Love of God, Make a Decision! How many times have I wanted to make that statement; “For the love of God, please make a decision!” How much time does a person need to find a home? I know, I know, there is no right answer to that question.  Our job in real estate is to be informative, knowledgeable, and I guess be patient. You would think after 18 years that I would know the business a little bit better than I do now. But, once again, I got fooled. I was told a magic statement over the weekend, “Oh my gosh Randy, this is the perfect house for me!” Bells and whistles, fireworks went off after a couple of weeks of looking at homes – This gentleman finally found the perfect home! We went as far as inviting family members from different cities to come in o...

There's a monster in my car! - Richmond hill ga real estate. Last night as I sat on my sofa watching modern day history/real life happenings aka "Finding Bigfoot", I couldn't help but think of all the REAL monsters that I have safely escaped from while showing homes in Coastal Georgia. Let's look at a case study of the freaks, no, weirdos, no, monsters that I have luckily escaped from over the years. The "Screaming Meanie". My least favorite. This little monster can bare it's teeth and take a hunk out of you at any moment. It is also known as... The Four-Year-Old! It's cute. It acts like it wants you to love it. It even speaks audible English. But it's all a facade. At the drop of a hat, it can disguise itself with flared nostrils and lips. Don't look it in the eye! When you acknowledge ...

Your Schedule Your Time     Let’s face it, one of the biggest reasons we got into real estate is the freedom to be able to make our own schedules, be our own boss, not clock in, or worry about rush hour traffic trying to get into work. The self discipline to be able to make your own schedule has ended the career of many a real estate agent. For the first time in most people’s lives that become real estate agents, they are only accountable to themselves and not a structured 9-5 job. While getting your real estate licensee, the idea of this freedom is almost hypnotic. How many times have you told yourself “I work when I want to work.” “I don’t feel like going to the office today so I’m not going to.”  I truly believe this is why the fail rate in real estate some say is up to 80%.        ...
