A home buyer’s first impression of a new home for sale was often the “drive by” but that was before the days of the Internet and online real estate websites. In the old days, we would find new listings the real estate book and then we would give the buyer the address to drive by. The buyer then would go drive by to get a first look.

 

No matter what, it is all about curb appeal because it is the first glance that usually makes potential buyer fall in love the home. If the buyer’s first impression of the home was tarnished — no matter how beautiful it looked inside the buyers feeling from the outside makes all the difference in the world. That’s why it is my job to work directly with sellers on curb appeal before the property hits the market.

 


To home buyers “curb appeal” will always be meaningful
, but today things have changed, buyers are on the go more than ever and driving by the property first isn’t the first choice for most buyers. As a substitute, photos in the MLS listing are the first impression buyers rely on, and if the photos don’t reflect well on a property buyers will quickly move on to the next home.

 

Getting the property ready for the camera- I work closely with the sellers and spend a lot of time and energy on the photo shoot creating curb appeal. The importance of curb appeal and first impression can be the difference of a home selling fast and a home selling for top dollar & that is why the home must be prepared for the camera before the photo shoot.Sometimes this means planning as much as a week in advance before one picture gets taken.

 

I like to sit down with the sellers and explain retailers and catalog companies showcase their products and we need to do the same thing with their home. Before I can have one picture taken of the home (I explain it like this) “everything from the lighting to the home thoroughly cleaned, to staging must be done. Remember, a property is a product for sale and has to be promoted as such.

 

Lasting impression- When you place a home on the market, you’re competing against lots of other properties. If the property has highlighted pictures that are attractive, you going to have no trouble getting potential buyers in the door. On the other hand if you don’t have lovely pictures this could cause the home to sit on the market longer and sell for less than top dollar.

Jon:  You have said what I tell my clients everyday.  As a professional real estate photographer I strive to get this message through to the realtors I contact.  I am amazed at the number of low quality photographs on the MLS systems. Professional photography increases the value of any listing to the point that it becomes a "no cost" issue.  Great photography insures that the listing gets more views, increases interest, shows professionalism in the agents, decreases time on the market, and improves the selling value.  I am glad so many agree that good photos are a must in today's online mentality.

I can't argue with that.  I take great photos with my Canon 35mm but, even mine aren't the best now because of the new, wide-angle professional shots everyone is using.  Sometimes these photos are misleading and can make a stinky little house look like the Taj Majal and that's where we have some problems.  I've had buyers who wanted to see a home because of the fabulous photos and were disappointed and even turned off when they actually viewed the house.  You need good photos but they have to represent the house-truth.

Jon, your post is spot-on. Was reviewing homes for buyer client yesterday and came across a "Flat-Fee" listing. Now the home did not work for my client, but it's probably not going to get much traffic period. Terrible pics obviously taken by the homeowner of rooms that were not ready to show. It's a shame.

I'm 'disappointed' that so many Realtors have figured out the value of good photos. I was one of the 'early' users of Realtor.com and almost immediately began posting as many photos as were allowed (while most listings only had one or two) my phone used to ring off the hook (yeah, we still had phones with cradles back then :-)  ). So many times the callers said it was my many photos that got their attention.

I am a huge believer of investment into photography.  I actually spend time with editing my photos at iPiccy.com to add little details such as room descriptions which I think pays off completely.  

Another detail that I don't think is given enough consideration is the order in which photos appear.  With so much syndication happening on listings, sometimes only the first "x" number of photos are pulled by a website.  It's really important to get the real highlights of a home in the very first photos to maximize buyer exposure.

Your analogy of catalogs and such is very good.  I will steal and use it myself.  What I have been saying is Coke spends a lot of money on making the product look good, we need to follow their example and get things looking good too.

Jon, this is a well written and important article for Realtors and Sellers.  Michaels's comment above about the order of photos is also key.  I like to lead potential buyers through a home with photos.  My photography company creates a floor plan for me with digital and print options.

I've worked on improving MY photos. Once, I did have a "professional" take photos once. He used the "fish-eye" lens and they were terrible. I have just gotten Light Room, so I NOW know how to correct that issue. Apparently this "professional didn't, or didn't want to take the time...

lately, I have been noticing a rash of lousy photos or stock development photos in listings. The ads look like there are half a dozen or more photos but they are all file photos...Agggghhh!!

Good photography can make or break a possible sale.  If you don't have good photos, it will take that much longer to sell the house.  It always makes me wonder why a Realtor puts blurry, messy rooms, toilet seat up or pictures with clutter everywhere in the MLS.  Really?  It only takes a little effort to straighten things, take 'stuff' off the refrigerator and, please, put that seat down! ;)
