My objective is to provide you with a Real Estate Market snapshot of the Canyon Creek community in NW Austin. This report reviews the current market conditions and expectations as we continue on into second quarter of 2013.
Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the high $200,000’s to the mid $500,000’s and includes 2 gate sections offering detached garden/condo home living options.
One of the gated communities called the Villas at Canyon Creek by David Weekley Homes is currently building out the last of the 53 detached condos. I’ve separated these out from the resale properties.

As of June 5, the inventory in Canyon Creek is low with only 10 active resale homes and 3 new construction condos. There is only 1 month supply of inventory, Canyon Creek is enjoying a true sellers market. If you are thinking of selling in Canyon Creek, it is an excellent time to get your home listed. If you are priced and staged well, your home will sell.

There are currently 20 resale homes under contract in Canyon Creek. It is good to see buyers finding homes in the Canyon Creek real estate market in spite of the slimming inventory.
