The 45039 zip code offers a diversity of living choices, with a focus on affordable housing.  Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71.  Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit.  Along the way you'll pass a Lowe's, Target, Kohls, Kroger and a collection of strip malls with a selection of dining choices. 

With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that.  If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

So what can we determine from the latest statistics? 

"Wow!" is the one word summary!  49 Sold is the highest month in the recent years (we had one of those, a Turning Leaf home).  Don't read too much into the average price drop, that's mostly a function of how many higher end homes sell.  The median price holding steady at $180k is more representative of the area sales.  Days on market up a bit, but that may be a reflection of those 5 short sales being completed.  Short sales typically take longer to complete than other sales.  Overall inventory is tightening, with fewer on the market and more under contract.  And the average sales/list % is one of the best in the market.  Closer to 95% is more typical.  

Overall, the Maineville/Hamilton Township single family home market is gaining serious momentum in a positive direction. 

 

So what does this mean to you as a Maineville/Hamilton Township single family home owner?   The signs are better and better that it's time to sell your Maineville/Hamilton Township homes.  More buyers are looking and making the purchase.  Prices are good, although depending on your purchase year/amount, you may still not be in a net positive situation.  We can help you assess your personal circumstances to determine if now is indeed the right time for you to sell your home.  Inventory continues to be fairly low so competition isn't enormous.

Chris, We have quite a few areas within our market where $200k or so will get you a home, probably 3 bedroom, maybe 4, 2-3 baths, 2 car garage, .2 acre lot, in a subdivision.  Buying power is good here, especially if you can drive a bit.
