Haiku Maui HI 96708 - recent sales of vacant land acreage
As spring turns to summer here in Haiku Maui, there have been a few recent sales of land in the countryside. Quite an interesting mix of properties too and I'll go into some detail on each one.
733 N. Honokala Road - .68 acres sold for $250,000 on 5/16/13. 601 Days on Market. This parcel was completely off-grid, with no county services. Access was a little tricky and there was a lot of issues to deal with. No ocean view. While this might seem like a lot of money for a small lot, there were some buildings that made it more desirable to a buyer. Extremely private.
0 Laa Kea Place - 2.79 sold for $400,000 on 5/31/13. 698 DOM. County water meter and ocean views. Nice setting in an upcountry rural neighborhood with paved roads and all utilities. Topography was varied and the lot included some gulch areas.
0 Oili Road - 2 acres sold for $585,000 on 6/3/13. 105 DOM. A quick sale of some all usable and flat acres on the ocean side of Hana Highway. Really big views and lots of open space. Water by way of a private well, and other utilities to site. All cleared and ready to build. Pictured below.
What do these vacant parcels have in common? None were financed with conventional loans. 2 were cash buyers and the third was sold with some seller financing. These days you will need to have 35-40% for a down payment if you want to get a traditional loan for some land, and you'd better have your house plans in order too. Banks want to see your house plans and know that you'll be moving into your newly built home within a few years.
