5 Things Unrepresented Carlsbad Home Sellers Must Know How to Do
There are some Carlsbad sellers who, for one reason or another, decline to be represented by a licensed real estate professional and forge ahead with trying to market and sell their homes themselves.

HOW TO DETERMINE THE APPROPRIATE LISTING PRICE
You need to know how to position your home in the market in light of the competition, and recent sales of comparable homes. Wrong price and you either leave money on the table, or the house won’t sell because it’s overpriced. How are you going to get the right information? Ask your neighbor? Do you really know what is going on in your local real estate market?
HOW TO MARKET YOUR HOME
How are people going to find out about your home? Sure you can put out a sign but that taps into only a limited pool of people. Do you know what marketing options you have and what you should be using? What is your marketing budget? Do you know where to find the right buyers for your property? Do you know what things to say, and what not to say? Are you good with a camera and a video camera so your home will show well on-line?
HOW TO QUALIFY BUYERS
Don’t you want buyers who are qualified to buy your home, should they choose to do so, and not just any old person who has no clue about what they can afford, has liens up the kazoo, has a home to sell, and so on wanting to look at your home? What a waste of time to bother showing someone not qualified to buy your house! Do you know what questions to ask? Will you request a pre-approval letter before showing your home? How will you know that someone can afford the property, especially if they are not a cash buyer?
HOW TO DETERMINE A QUALIFIED OFFER
It’s not just price you should worry about, but other conditions a buyer might want to include that will result in a qualified offer versus one that simply makes no sense, is not reasonable, or otherwise puts you at a disadvantage.
HOW TO CONFORM TO THE STATUTORY AND REQUIRED FORMS AND DISCLOSURES
Do you have any idea what you are required to disclose in California, and what forms are required for selling residential property of 1 to 4 dwelling units? Failure to do the correct paperwork, and not disclosing material facts (what’s that?) can get you into hot water legally. Be aware there are Federal, State and other required disclosures that must be given to buyers. Gone are the days when you can exchange some cash, shake hands, and sign over a deed.
