When visualization turns a home from a 2 bedroom to a 3 bedroom

Yes, you heard me, that is all you have to do, just visualize that 2 bedroom home becoming a 3 bedroom home right before your eyes. 

I experienced this first hand recently while showing a customer a 3 bedroom home here in Coral Springs of South Florida or should I say, what we thought was a 3 bedroom home.

Upon arriving at the home for the showing we were greeted by the Seller who took us through the home. The Seller escorted tour was the first “No-No” we encountered. (another post topic to ponder) When we strolled through the home to arrive at the Living area which was nice and large, the Seller then held up her arms wide and high and said right here is where the 3 bedroom is. What a riot! We about fell to the floor along with our jaws! What? We had to visualize or imagine the walls that could be where she held up her arms. This is where the walls used to be for the 3 bedroom that they used to have until they took down the walls and and closed in the closet. When I commented about no closet she replied, “oh there is a closet...it’s over here inside the 2nd bedroom. I was bursting inside wanting to just roar in astonishment!

Would a skilled, trusted Real Estate Agent professional who knew about selling homes, ever suggest to such a homeowner that she sell her home as a 3 bedroom when indeed it is a 2 bedroom? I think not. Just another reason why it’s important to hire the right Realtor when selling your home. We can sometimes seem like we’re performing magic but, adding a bedroom that really isn’t there, isn’t in my bag of tricks!
