This report covers the Springboro Community School district single family homes (so portions of surrounding townships will be included e.g. Clearcreek & Turtlecreek).  This report will only cover single family homes and not include condominium data.  Data is derived from the Dayton MLS only, so homes sold without Dayton MLS entry will NOT be included in this review.

The Springboro area is popular, especially with residents seeking to commute into Dayton (easy access with I75 and SR741), and even works well for those not minding a bit longer commute south to the Cincinnati area.  Springboro is a good choice for couples where one works in Dayton and the other in Cincinnati.

Springboro Community Schools are among the state's best public schools.  Additionally Springboro was selected #42 in U.S. in 2011 by Money magazine for Best Small Cities To Live.  Area residents have known for some time Springboro is a great place to live, so nice to see the same recognition nationally!   

Keep in mind that some homes may only be listed in the Cincinnati MLS and will not be included in this report.  We STRONGLY recommend any Springboro resident selling their home hire a REALTOR(R) with access to BOTH Cincinnati and Dayton MLS.

The Springboro area offers a full range of price points, and features an older historic area, developments of older homes, new subdivisions and rural options.  There are also golf course communities, luxury home communities, patio home communities....basically there's something for every home buyer's taste and budget. 

So, on to the data!
 
First up is the number of Springboro single family homes sold on a month by month basis for 2010, 2011, 2012 and 2013:

Homes Sold:  44  (4 Bank/Government Owned, 1 Short Sale) DOWN 5

Average Price:  $255,968 UPSpringboro Ohio patio home

Median Price:  $247,500 UP

Days on Market Average:  117 UP 11

Homes Active 6/8/13:  234 UP 12

Homes Pending 6/8/13:  83 UP 19

Average Sales/List %: 97.4% DOWN .4%

Most Expensive Home Sold:  $489,950

Least Expensive Home Sold:  $24,750

 

So what does this all mean?  While some of the stats may say Down or Up in a direction we'd not prefer, taking the big picture view Springboro is still one of the top performing markets in Warren County!  The prices were up as were the number of homes under contract.  The actual Solds were only down slightly from last month, but still consistent with the last few months and still one of the top months in the last few years.  The average sales/list % is the highest of any Warren County markets we track.  And the median price for May was one of the top months for recent years too.  And a low number of distressed properties (foreclosures & short sales) is also a great sign for the Springboro real estate market.  

So what does this mean to you as a Springboro single family home owner?  With 234 homes on the market not under contract, you do have competition, and especially so in the $400,000 and up category.  But for most sellers, this Springboro market is among the best we've seen in several years.  Prices are moving up and time on market, while still longer than most would like, is still reasonable and under 4 months. Hire a REALTOR(R) with the marketing ability to get maximum exposure for your home and you may be able to shorten that time to sell.  With school out and many families trying to push for their new home prior to the fall school bells ringing, now could be a fantastic time to be a Springboro home seller.

Tish, It can make it a challenge to present the entire picture, so we're going with the MLS that covers the majority of that market segment, but our IDX search only offers the other MLS.  But a quick contact from buyers or sellers and we can have them set up for both MLS for all listed homes for sale in just a matter of minutes.

Juli, We use Microsoft Excel, then use Jing to make a screen capture.  And once the initial graph is set up, the monthly updates are virtually automatic.  Fill out two spreadsheet cells and the graphs update.  The only time that a little more time is needed is when adding a new year to the graph.

Debbie, It definitely is time consuming to do the market reports, subdivision reports, custom searches, etc., but they seem to be the most productive business building posts of all we do.  The local real estate aspect trumps general home buying/selling information.

I know I know I always say I love these things when I visit BUT THEY WORK!!! This is what the consumers want to see from us. Got my 3rd lead this year off neighborhood reports. Closed 1, one $685k house is under contract and listing appointment with no competitors invited this Thursday.

If folks ever bother to compare your local knowledge and effort to gather relevant info compared to your competition...you will win most of the time. Great reports from you guys as always..thorough and detailed.

Steve, That part about a listing appointment with no competitors is one of the benefits I see with both long term direct mail and blogging.  They already feel like they know you and what you're about, so you're hired before they even pick up the phone.  Congrats on your business from your market reports!  I think it's a segment that many agents neglect, even the bloggers, and it's exactly the kind of information local area home buyers and sellers can't find anywhere else.  Your reports are excellent, and I'm not surprised the tech savvy residents of NorVA are finding you!

Bliz, it has taken a while to get traction with neighborhood reports. BUTas you have discovered, regular posting with search-able titles builds up an internet presence that makes it much easier for you to be found. Three years ago when I Googled "Jan and Steve Bachman real estate" not much came up...now...it goes on for pages :-)

Steve, Exactly!  I've had the conversation with some people that say "blogging doesn't work".  How many posts did you write?  "70".  Unless those 70 are very niche directed, chances are that's not nearly enough to gain traction with the search engines.
