This report covers the Springboro Community School district single family homes (so portions of surrounding townships will be included e.g. Clearcreek & Turtlecreek). This report will only cover single family homes and not include condominium data. Data is derived from the Dayton MLS only, so homes sold without Dayton MLS entry will NOT be included in this review.
The Springboro area is popular, especially with residents seeking to commute into Dayton (easy access with I75 and SR741), and even works well for those not minding a bit longer commute south to the Cincinnati area. Springboro is a good choice for couples where one works in Dayton and the other in Cincinnati.
Springboro Community Schools are among the state's best public schools. Additionally Springboro was selected #42 in U.S. in 2011 by Money magazine for Best Small Cities To Live. Area residents have known for some time Springboro is a great place to live, so nice to see the same recognition nationally!
Keep in mind that some homes may only be listed in the Cincinnati MLS and will not be included in this report. We STRONGLY recommend any Springboro resident selling their home hire a REALTOR(R) with access to BOTH Cincinnati and Dayton MLS.
The Springboro area offers a full range of price points, and features an older historic area, developments of older homes, new subdivisions and rural options. There are also golf course communities, luxury home communities, patio home communities....basically there's something for every home buyer's taste and budget.

Median Price: $247,500 UP
Days on Market Average: 117 UP 11

Average Sales/List %: 97.4% DOWN .4%
Most Expensive Home Sold: $489,950
Least Expensive Home Sold: $24,750
So what does this all mean? While some of the stats may say Down or Up in a direction we'd not prefer, taking the big picture view Springboro is still one of the top performing markets in Warren County! The prices were up as were the number of homes under contract. The actual Solds were only down slightly from last month, but still consistent with the last few months and still one of the top months in the last few years. The average sales/list % is the highest of any Warren County markets we track. And the median price for May was one of the top months for recent years too. And a low number of distressed properties (foreclosures & short sales) is also a great sign for the Springboro real estate market.
So what does this mean to you as a Springboro single family home owner? With 234 homes on the market not under contract, you do have competition, and especially so in the $400,000 and up category. But for most sellers, this Springboro market is among the best we've seen in several years. Prices are moving up and time on market, while still longer than most would like, is still reasonable and under 4 months. Hire a REALTOR(R) with the marketing ability to get maximum exposure for your home and you may be able to shorten that time to sell. With school out and many families trying to push for their new home prior to the fall school bells ringing, now could be a fantastic time to be a Springboro home seller.
