Can Using Video In Real Estate Help Set Your Offer Apart From Others?

Here in the Portland Metro area, our inventory is low..down to 3.1 months in fact when a "normal" market is 5-6 months. Having buyer clients that are in multiple offer situations seems to be the norm http://www.cindywestfall.com/video/Using-Video-In-Real-Estate-To-Set-Your-Offer-Apartthese days, so I got to thinking of something I could do to set my offer apart from the others.

Recently I was working with a lender who used video e-mail. The listing agent said that because the video of her talking about how strong my clients were with regards to funding, they chose to go with my clients. Nice! So...of course I thought well here I've been paying for video e-mail as part of my website package and I've not really been taking advantage of this myself!

Now..there is that excuse that I hate being in FRONT of the camera, but if it means that making a quick video might just give my client's offer an edge over others..well,I'll do it!

There are many "seasoned" and some newer agents that present in person, and I've done this as well, but seems like lately, this has gone the way of the fax machine and blue books. Why they still say "Just fax It over"..still makes me smile, but I thought hey...instead of just attaching my offer to an e-mail and calling the agent (which of course I still do anyway), why not make a quick video introducing myself as well as go over all the key points of my client's offer...just as if I WAS sitting across from them in person. Yes..it does take some extra time making the quick video and uploading it to YouTube *..and in my case since I have video e-mail I just sync with You-Tube so now I have all my contact information right there with it.

I've had some positive feedback on this as well as getting offers accepted! If you can't get in front of the listing agent and sellers, then perhaps you might want to try using video to make your offer stand out over the others!

I was at a lunch and learn this week and we can use the video for so much more. Making a couple minute video takes less time then getting ready, driving to the sellers house or agents and giving the buyer presentation like we used to do after the seller got home from work.

Good morning Cindy. While I absolutely appreciate your creativity, I'm not sure that videos should be a part of the process. Firstly there is enough to do, and I think the offer should stand on its own. Finally, Ifind that my connection to the other agent, is the most important thing. We work hard to keepbuyers and sellers at arms length.....and this is just looking to bring them together.

The attention span of people who are consumers is short and a specialized field and I don't believe video will capture effectively. There is nothing like good old fashioned...house calls with real people

Hi Michelle, To me it's really more for the list agent. I always submit things in writing in the e-mail that I'm sending over as well as a cover letter. Like anything, we are all different and our clients and counterparts are as well. Some people hate video and just want to read stuff...so I do both. Then some clients like you mention don't want to see any of it. I've not encountered that often though. Typically a seller will want to know as much about the buyers as possible and vice versa.

Hi Chris and Dick, I just commented recently on one of my fave bloggers Rob Shepherd about how he is like you and doesn't like having to click on video and prefers reading things. I am the same if this was the only option..hate to HAVE to click on video to watch something that I could have easily read..or could have been conveyed with one photo. That said, I prefer video when learning something as I'm a visual learner. In this case, I offer both written and video so the other agent can click on the video or not....just another option depending on how they like it.

Hi Jill, One of the great things about a post is the comments that add to it as well as opinions from others that can come at things from a different angle that the poster didn't consider. Kathleen asked about the privacy which I thought was a something really important enough to add to the body of the post instead of just leaving it in the comment section.

Hi Laura, for some reason my computer cam stopped working..so I just use a small tripod and put my camera on it, take the video then upload to my computer. It's definitaly an addition to work and time..so might not be an option when under a major time crunch to get an offer over.

It must be my personality style because cover letters, videos and other such stuff intended to sway my clients to accept one offer over another just flat does not work.  However, an offer with all of the pertinent facts and any real documentation supporting the strength of the offer will be accepted.  My job is to separate the fact from the emotion and get my clients, whether buyers or sellers, the best deal.  But, if I can use this to help give my buyers an edge over the competition, I am all over it!

Hi Brenda, I send a link over to the listing agent in the e-mail which also outlines all the attachments as well as the key points of the offer. My video is really for the listing agent to see and if they want to show it to the sellers they have the link. I know if I were presenting several offers, I would mention to the seller that the one agent attached a video and ask them if they wanted to see it.

Hi Richard, as some have mentioned..they don't like video and it's not for everyone. Always good to stick with what you're good at!

Hi Lisa, Figure since it worked with the lender's video mail...that this was somthing I could try to use to set my offer apart in multiple offer situations.

Hi Joan, Presenting in person is always the optimal choice,  but not always available. I too like the letter from the buyers and if they want to add this, I do as well.    

Hi Cheryl, It is the video mail that is in my website...realprosystems.com. I upload a video from my files, or sync with YouTube, so I can attach the video. When it's clicked on, it goes to my website so the viewer has all my contact information, etc.        

Hi Jane, certainly not for everyone, but video in general in our business is just something that will be an asset to your agent toolbox.

Hi Sheila, they are definitely more work and doesn't always have the opportunity or time to make a quick video. Utimately, the offer needs to be a strong one...especially in a multiple offer situation. I've only used it so far for the listing agent...or to FSBO sellers. They can choose to open the link or not..totally up to them. Most listing agents are curious about the agents that have made the offers..and I know I will look them up before presenting offers when on the listing side. It just gives them a little a visual of me as well as having all my info right there while still keeping the seller and buyer's at arms length.

Intersting concept.  I could see where it could come in handy, as most people do not read all the stuff we give them, and a "cover letter" in a video format could cover a lot of ground in a short amount of time.
