Does Your Home have Adequate Ventilation? 

 Home Buyer's and Home Owner's this is something you are going to want to know.

You are offered guidance from HUD's minimum property standards of how much ventilation your home should have. HUD's standards call for home ventilation to be one square foot of net free vent area for every hundred and fhity square feet of attic floor area or for every three hundred square feet if the ceiling has a vapor barrier. I have done Inspection's and found problem free roof's with far less than the recommended ventilation levels, while some others that appeared to meet HUD'S standards have had horrendous ice problems. Be guided by the rule that says there is no such thing as to having too much ventilation in an attic.

You can read many books, that technical writers have wrote about the venting of attic space's advocating the use of gable vents. Anyone that has taken the time to look and studied this subject will know that no ventilation system, except for continuous soffit and ridge vents, does a complete job of venting an attic. When the home has beet setup useing gable venting the louvers will only function when the wind is blowing against them, and then they only ventilate the attic partially. Even if they are combined with soffit vents, their performance are not all that much better in venting the area.

There are many other types of vents such as cupolas roof vents, fans and turbines or soffit vents alone will not do a thorough job in giving a complete flow of air to the entire area that has been ventilated.

Now on the other hand a balanced combination of soffit and using ridge vents will encourage a continuous air flow wash of every square inch of sheathing where condensation is most likely to occur.

Dale - I agree with never having too much ventilation. We all know that an attic with improper ventilation will cause many issues from ice damming to mold to a loss of shingle life due to heat. Excellent post.

Dale, this is a very informative post. I can't identify with the roofs having "ice problems" though, because our problem is the heat and we need ventilation to cool the attic down. One year we didn't notice and some candles ended up in the attic with the Christmas decorations. When we took them dawn the next year they were completely melted!

It's just as important to have the attic well vented to keep it from geting to hot.

Being from Missouri and also have lived down in Florida, I know how hot attic's can get.
