Recently, a scenario came about with some buyer clients. It made me think of a different method to approach For Sale By Owners. Typically, we go about asking if they would pay our commission in the event we can bring a buyer to their homes. We think from the front forward. But what about thinking from the back forward?
What if we approach a For Sale by Owner and simply ask, "What amount do you want to net in the event I bring a buyer and sell your home? This approach may take a For Sale by Owner off guard and make them pause. Sometimes, It's All ABout the Net, when Approaching a For Sale By Owner. They may know what they want to net, but have no idea how to get there or vice versa.
Do they know the costs to sell through a title company, ie recording fees, doc fees, title insurance, condo certs (condo sales), or how taxes are credited with the buyer receiving the full bill in either March or October?
They oftentimes think that real estate agents charge too much, so putting this on the back burner with explaining all fees and working on the "net" may create a favorable scenario that will enable them to sell for more $ and accomplish the sale in a shorter amount of time.
