You know? If I wasn't already my own favorite real estate broker, my blogging buddy J. Philip Faranda in Westchester County, NY is somebody (somebuddy, lol) I would use in a heartbeat. This roughly four minute video quickly reviews why selling your home shouldn't be treated as a "do it yourself" project. Leave the DIY things to building go carts (his NY accent made me think he was saying goat carts, which might be appropriate here in NC), hover craft, tree house or garden planting.
 
It is so true that people will spend more time researching where the local grocery stores are, the flea markets, the veterinarians or Eric Hendrix's fresh fish market than they will researching the person who will be assisting them in the sale of their greatest asset.
 
Phil is right, you should go through trusted channels when selecting an agent. Talk to friends, family (I'm still cracking up over his statement about not automatically using the agent your family did 20 years ago...just in case, in his indelicate words, "they are now farting dust") or co-workers. Check to see what kind of online presence they have and how do they treat their other listings. Is the write-up spelled correctly and does it accurately reflect your home? Are the photos good? Are there photos? Have they made it easy for the consumer to find their listings?
 
Here's a big one...can you find any evidence that they will do more than just put your house in MLS and stick a sign in your yard?
 
Anyway, a big shout out to J. Philip Faranda for putting this video on YouTube. Those folks in Westchester County, New York are fortunate to have such a knowledgeable Realtor in their community.

Thanks for the shout out Mona. I got a little flack for my last euphemism "---dust" but I guess it was OK for a first effort. I think the point about DIY though is important. Forget the stats about what people really save without brokers (nothing; they end up behind). The chances of making a mistake in the larghest transaction of your life are too high to not use a professional. Just choose the right professional.

HA! I love your title. You are so right, selling your home is a business transaction, an important one, so do it right and take the time to research before just jumping in. There is a reason Realtors have to be licensed, it's not as easy at it may seem!
