VA FAQ #4 - What is the VA Loan Limit?
The Veterans Administration does not actually have a Loan Limit or maximum loan amount for VA Loans. However there are VA County Loan Limits which used to be the maximum Loan Amounts available for 100% VA financing in that respective county. As of Jan 1, 2020 the VA has no Loan Limit cap on 100% financing for qualified Veterans with full VA Entitlement available.
Most US counties are now at $726,200, the nationwide VA Loan Limit. There are certain High Cost counties that are allowed much higher VA Loan Limits, we will address these in subsequent FAQs on VA Loan Limits for Higher Cost Counties and Exceeding the VA Loan Limit. VA Loans over $726K are called VA Jumbo, VA High Balance, or VA Super Conforming Loans. We offer all of the above.
VA Lenders such as VanDyk Mortgage utilize the County VA Loan Limits to calculate your VA Loan Entitlement amount, which will determine your maximum VA Loan with zero down payment required. In cases where the VA Loan or Purchase price exceed the county VA Loan Limit, we are able to utilize a partial down payment for purchases to reach the required VA Guarantee amount, or in a Refinance, we can utilize available equity in the home to reach that guarantee amount. Not all Lenders offer this feature, be sure to ask upfront.
