There weren’t quite as many units coming on the market and going into escrow this week as before but things are still moving. You’ll see that the Emmalani Court short sale from last week went quickly into escrow – so quick that it was pulled from this week’s Princeville Caravan before anyone got to see it as the agent was already working on an offer(s). Here is your weekly update:

New Listings:

Mauna Kai F7 is new on the market priced at $429,900 after selling as a bank REO for $245Kin 9/11. Is the market on a rebound? Ocean view Ali’i Kai 3210 came on the market priced at $699K. This unit sold for $148K back in 11/88 and has not been on the market since.

Contingent:

The Emmalani Court short sale of unit 214 that just came on the market last week went swiftly into escrow. This unit was priced at $484,900 and sold previously for $763K in 6/07.

Sales:

Short sale Nihilani 31C, a Makani unit, finally closed this week for a very good price of $455K cash. This unit was purchased from the developer in 2/06 for $693,985.

Under Contract:

One of the developer’s Ka’iulani units, #54, went under contract while listed for $1.099M

Price Changes:

Pu’u Po’a102 reduced in price from $1.1M to $995K. This unit last sold for $1.4M in 5/05 and is not a short sale.

Things are picking up in the single family home market too. Kalakaua Place wasted no time in finding a buyer. I know this house from having sold it once before – and love the privacy it affords as a corner lot with a flag lot to the other end so you don’t really see your neighbor’s home. It was a slam dunk into escrow. Kamamalu Loop was only on the market for 18 days when it went into escrow. What makes this home fun and unique is the interior courtyard.

It’s great to see buyers recognizing and taking advantage of an opportunity when it presents itself, instead of bypassing it, waiting for something “better” which may never come. Interest rates are starting to creep up which may inspire those who are still undecided to take the plunge.

Some, of course, will only continue to look to “look” instead of looking to “buy.” Unfortunately, if you keep looking but never buy this market will pass you by like what has happened in the past.
