More homes are being put up for sale as regular sales this year than we saw last year.
Nationwide, foreclosures have gone down and so has Ahwatukee’s number of foreclosures. Homes listed as short sales where the home owner is selling the home for less than the mortgage on the home have also reduced drastically.
In May 2013, Ahwatukee saw 194 new homes listed for sale in addition to the already listed ones for sale, out of these only 5 homes were short sales and 11 were foreclosures.
This means 91% of all the homes that were put up for sale were normal sales for homes up to $599,999. This simply means for every 10 homes that were put up for sale last year, every 9 of them were normal, regular types of sale and only 1 out of 10 were either a foreclosure or short sale.
In May of last year, fewer homes were put up for sale, it was a total of 168 homes. Out of these homes listed for sale in Ahwatukee, 48 of them were short sales and 10 were foreclosures with only 65% of these homes being sold as regular sales.
This is about a 26 percentage point increase in the number of homes that are being put on the market for sale as regular same homes and not distressed.
Ahwatukee Homes for Sale priced from $99,999 and Below
8 homes came up for sale in this price range with 2 of them being foreclosures. 7 homes sold last month within this price range. These homes sold at an average of $89,054 with the lowest sold home, selling at $64,000 and the highest home selling at $125,000. Homes in this price range sold after an average of 33 days on the market. 6 of these were paid for by cash and 1 by a conventional loan. Homes in this price range are selling as fast as they are coming on the market.
Ahwatukee Homes for Sale priced from $100,000 to $199,999
39 homes priced from $100,000 and $199,999 came up for the sale last month. 2 were short sales and 1 was a foreclosure. The average price of the 50 homes that sold in the price range was $162,458 with the highest one selling for $206,000. The lowest one sold for $97,000. Averagely these homes sold after 42 days on the market. More than 50% of these homes were paid for by cash, a total of 27 of them. 19 were paid with loans, out of which 13 were conventional loans.
Ahwatukee Homes for Sale priced from $200,000 to $299,999
This price range has 72 new homes listed for sale last month. 5 of these were foreclosed homes and only 1 was a short sale. We had the same number of homes that were listed for sale that also sold, 72 homes sold last month at an average price of $252,2888. They sold after an average of 47 days on the market, with the highest one selling for $300,000 and the lowest one selling for $192,000. Out of the 72 homes sold, 16 were paid for with cash and 54 were financed.
Ahwatukee Homes for Sale priced from $300,000 to $399,999
2 foreclosed homes and 1 short sale home were included in the 42 homes that came up for sale last month. 47 homes were successfully sold in this price range in Ahwatukee during last month. The average price of all the homes that sold was $343,544 with the lowest one selling at $293,000 and the highest selling at $399,999. The average number of days it took to sell those 47 homes was 55 days. Only 6 homes were bought with cash and 41 were financed.
Ahwatukee Homes for Sale priced from $400,000 to $499,999
More homes came up for sale than the number that was sold. 23 new homes came up for sale with only 1 being a short sale. 13 homes were bought at an average of $437,923 within this price range and after being on the market for an average of 79 days. The highest home sold at $488,000 and the lowest was $400,500. Most of the homes sold here were purchased with a mortgage, 9 conventional and 2 FHA. Only 2 homes were paid for in cash in this price range.
Ahwatukee Homes for Sale priced from $500,000 to $599,999
This price range has the lowest number of homes that came up for sale, only 10 homes came up for sale. 9 homes sold at an average of $544,944. The average number of days it tool to sell these homes was only 31 days. The highest one sold for $626,000 and the lowest is $495,000. Similar to the previous price range, most were purchased with conventional loans, only 1 was paid for in cash. This price range borders between regular homes and the beginning of luxury homes in Ahwatukee.
