In the fourth and final installment of our trek through the May 2013 Bucks County Real Estate market, I am going to cover Northampton Township. As I did with Newtown Township, Langhorne Boro, and Middletown Township, I focused my analysis on the $150,000 to $750,000 range. As my main source of business is residential properties, I made sure to remove lots, land, farms, multi-family properties, and commercial properties from my search criteria.
May 2013 Bucks County Real Estate Market Statistics: Northampton Township
1. There were 66 units listed in Northampton Township in May 2013.
2. The average listing price in Northampton Township in the $150,000 to $750,000 range was $428,977.
3. There were 40 properties pending in Northampton Township in May 2013.
4. There were 38 units sold in Northampton Township in May 2013.
5. The average sold price for May 2013 in Northampton Township was $376,384.
6. The average days on market (DOM) for Northampton Township in May 2013 was 76. For comparison purposes, Newtown Township's average DOM was 41, Langhorne Boro was 63, and Middletown Township was 47.
7. For Northampton Township in May 2013, the average original list price was $400,053. When compared against the average sold price of $376,384 (in #5), we see that sellers received 94% of the purchase price for May 2013 in Northampton Township.
You certainly did very well if you sold your home in Northampton Township in May 2013. Getting 94% of your list price is great for a home seller.
