MISSED another one, almost!

I was working a foreclosure property that was on the market for 7 months.  I showed the people, had them go to the bank to get approved and then looked at it again (for a longer time this time) then we sat down and wrote up an offer.  Since it was a corporate property and we couldn't get an answer over the weekend it grew into the next week.  The offer rocked on and finally got a response later in the day on the following Friday.  Naturally, the buyers were working and we couldn't get things worked out prior to closing hours so we had to go through another weekend.  We all thought that "It's been sitting there all this time with no activity, don't worry about it"  But WHAM! there comes another offer and to make a long story short, we lost it.

The following week a different customer and a different property.  The house has been on the market several months with no activity.  I show it, get buyers approved and write an offer.  GREAT, right?  Well that night the cooperating agent gets another offer on the property.  WOW!  two times in one week!  But this time, my offer is accepted! Yippee!

Who says the real estate market is doom and gloom (because of no buyers)?  This happening twice in a 10 day period shows that the market is picking up and we are getting ready to roll for 2008!  I wish everyone a great 2008 and just remember, when writing a contract, act like there is someone else out there doing the same.

Are you really sending your buyers to the bank? Aren't you suppose to help your clients? Would you call to get a car insurance quote and go with whomever you called first. How many clients have you lost because you sent them to the bank and the bank didn't have a program that fit them? The bank would not tell them to try another bank or Mortgage Company...they just say, "sorry, you don't qualify...come back later when you fix the problem". It probable isn't a real problem and the bank doesn't tell the client, "you just don't fit into one of our computer programs today", "but if I put the right information in or ask you a few more questions, you might qualify"...or you can get this errased off you credit report and it will raise your score enough to qualify. But if they have to wait a year...they probable won't remember that you sent them their...hopefully they won't...and maybe they will come back to you...but probable won't even recommend you..."Larry told me he could help me, but then he couldn't". How many people tell their friends that their credit is really poor so they can't qualify for a loan?....0, zilch, notta...
