Month of May 2013 – Any way one slices it, the record setting sales continue. Sales prices are up across the board, with the average increase of 12.5% and the median up 17.6% over prior year. The high-end selling price is accurate, but distorted since it includes the sale of a custom-built home here in Sun City TX and skews the numbers abnormally high. The entry level of the market is also seeing significant increases of 9.6% vs. one year ago. The rise in entry-level pricing is challenging many buyers and is making it difficult to make Sun City their new destination. There are only 38 Pending Sales on the books, compared to 53 this time last month. June could be the first time we will see total sales limited by insufficient inventory.
Year To Date May 2013 – Average sales prices of $228.6k are 7.7% ahead of last year and tells whole story. Unit sales are up 41% and inventory has just 59 re-sales available with an additional 6 new “spec” homes from Pulte for a total of 64. This results in just 1.5 months of inventory available.
