Naples Real Estate Market HOT in May

Temperature is climbing and so are property sales

Ripped from the headlines in today's Naples Daily NewsNABOR: Real estate stays hot in May.

Usually as the temperature goes up and the winter seasonal visitors are long gone the real estate market begins to cool off. Not this year. All metrics are up, save the available for-sale inventory.

NABOR - Naples Area Board of REALTORS - report highlighted for May:

  • Overall median closed sale price $220,000 up from $190,000 from 2012 = 15% increase
  • Average days on market declines again
  • Inventory now 5,575 down from 6,679 in 2012 = 16% decrease
  • Sales in the lowest priced category have dropped while most all other higher-priced categories have increased. Buyers are necessarily moving up price category for properties that meet their needs.

Graphic show total closed sales volumes for Naples, Bonita Springs, and Estero. Bonita and Estero account for about 8% of the volume as reported in the Naples/Bonita/Estero MLS system.

Sellers historically pull back from the market in the summer. This year should be the exception to the rule. Buyers are scouting for properties and will make a move when the right one comes on the market. Listing your property in the summer means less competition, let your property stand out in the new seller's market.
