One of the qualities that Nestor and I have as a team is our expertise and ability to handle International real estate transactions We work well with people from other countries and understand and reciprocate customs and cultural acceptance.

But most important we are proud to represent our country, this wonderful United States of America in the International Real Estate transaction. We feel honored when someone from another country chooses us to represent them in a real estate transaction here in the United States out of all the thousands upon thousands of agents they could have chosen. We do not take this duty lightly because this reaches much farther than just a real estate transaction. This is our chance to show how great America is and shed a good light on Americans and influence the view that foreigners have of us.

Early this morning my phone rang. Nestor was working out at the gym and I was just waking up. I sleep until 8:30 because I am a night owl and usually don't go to sleep until after 2 a.m. So I let the phone ring. I ordinarily would not answer the phone until 9 a.m. but the phone kept ringing as though someone was calling, hanging up and then calling right back. Something told me I had better answer the phone. At first I thought it was a call regarding my Real Estate case in Latvia but it was a wonderful yet frustrated consumer from Europe. I will not tell where exactly until we close on their new home.

This gentlemen was calling us from Europe. He told me he had made an offer on one of our short sale listings and wanted to know the status of his offer. He and his wife are in the Equestrian business and do business here in Wellington Florida during the Winter Equestrian Festival and other horse events. I asked him his name and it did not sound familiar except for the fact that the name was the same name as someone who had visited our website. He said that yes, his wife was looking on our website for a home here in Wellington Florida for the Equestrian season. We did not have an offer anywhere from him either directly or through an agent.

He was adamant that he had made an offer. He told me how much it was for and that is was an all cash offer. Still no bells ringing for me on this one! We have this home under contract that he was referring to and it was not with him. He stayed on the phone with me for just about an hour.

Since Nestor and I handle setting up all our listing showing appointments so that we can connect and network with our local agents and those from out of town, I decided I would ask him who his agent was.

He felt SO BAD, he told me he did not know how to act properly in this country and did not want to speak ill of anyone. He was afraid of being impolite and not being cohesive to our customs here. I assured him that he did have the right to ask about the status of his offer. 

So he told me the name of his agent and since I know her very well and she had called me to tell me she was faxing us an offer I then could put the pieces of this puzzle together. 

Well, she never faxed us this offer and her call to me for showing instructions was well over a month ago! We had never received an offer from this man.

He was so upset, he told me he had his signed offer right there in front of him as he was talking to me. He also told me that he had been calling his agent every day, emailing her repeatedly and text messaging her for days with no response as to the status of his offer. His wife had flown here to Wellington from Europe for the sole purpose this past month to buy a house that they needed to buy for their time here during the Equestrian season as that is their business.

When he was able to talk to his agent she told him that she could not get a hold of the bank, that the bank keeps putting her on hold, that these deals take a long time with short sales. She also told him that if he offered XXXX dollars that he would be sure to get the deal! This guy is calling from Europe for Pete's sake!  

ALL OF THESE WERE LIES! And I am mad as heck! She was the buyer's agent. We are the listing agent. We are the ones that call the lender, we are the ones that get put on hold. She would have no reason to do so and it was just an outright lie that she was doing those things. I think she wanted them to get discouraged so they would not try to buy a short sale. I was fuming by this time. It took all I had to not call her and ask her why and what reason did she have to lie to these people who just spent all this time and money flying here to buy a house!  Why did she have to lie?

The good part is that they still need to find a house and we will help them to find their home where they will stay during the Equestrian season each year. The part of Europe they are from I am very familiar with, have been there and understand their customs and culture. We will make their transition and transaction a very smooth one.  

Oh, BTW; I did the graphic text above in Word, then used Snagit to capture the image and then used the Snagit edit tool to create that flame looking edging. I also attempted to use the free hand tool for some added fire.

Wow. So, the agent never even submitted the offer?  I can't imagine what kind of game she was playing with the buyers but she should have her license revoked.  That is totally unacceptable behavior.

Melina- What was even the purpose? Their offer was low, but that was not her call to make, we are the listing agents on that one.

NO, she set up the showing and then never faxed us the offer. I had a long conversation with her and she took what I said to her and twisted it to say what she said to them. Why would you not go show them another house then? I can't lible or slander her so I can not say here in a public post what I know and want to say.

Oh my, that is completely unacceptable behavior!  Is there any way that this buyer has your property mistaken for another one?  I'm sure not, but that would be the only "logical" explanation.  Wow.

I submit low offers for my clients if that is what they want to do. I try and get them to be realistic, but sometimes they just don't.  If she was going to lie, why not just tell them it was rejected and move on to another house.  It makes no sense to string them along on this house...I'm with you. I don't get her motivation on this one.

Jeannie- There was only one property for sale with that list price, it was a condo unit and we know every listing in their. They know that development because they have rented there in the past, they did not get it mixed up.

Melina- Well, I wish I could tell you why, but that may give who she is away in our community and I will not do that to her. But to lie is not acceptable. The offer was not presented to us. In our market, low ball offers are the norm. I never judge the offer, you just never know what a seller will do. We present all offers.

You are right - I made a little "growling" noise as I read. But then again I'm in the mortgage banking industry where about 20% of callers lie to us and 10% of them actually lie one way or another during the application process. I know you and Nestor will take excellent care of this man and his wife.

Ken- Oh! I get these calls where I ask the buyer if he is preapproved and he says, OH, I have perfect credit! That is my cue to run the other way. Every time they don't want to get approved, they have bad credit! YES, we will take good care of these cash buyers.

Well, its a good thing you took it all in stride. I can sure tell you I have had similar foreign situations that I dealt with in the franchising sector. You are right we do have a higher standard in the US, and that story just proved your point. Lance

Katerine, I have to echo the comments about reporting her to your local board.  Seems like a violation of the code of ethics to me - she is not representing her buyer AT ALL and then to lie on top of that is just unbelievable!

Katerina, we her in the US are so easily frowned upon and we wonder why.  This is a perfect example.  We truly need to live our lives with integrity.  And that is one quality that is hard to find. Katerina, This is just incredible! I assume you have spoken to this REALTOR(R) and got the other side of the story. If every thing this guy told you is true there is just no excuse for this to have happened. Go sell him a property and turn it around for him.

Well, I really hope you can recover their image of us, our country and our agents. This is a sad situation and one that a person clearly not knowing what they were doing over stepped their bonds trying to save face by lying. Go get ‘em a property and make us proud as a profession!
