Lets see my lady from Somalia might not be ready to buy a home but I am going to learn about the home ownership program for section 8 tomorrow.  I am going to talk to the the section 8 homeowner specialist tomorrow and find out information about the program.

 

  I still don't know if  Neel St is going to close but I am still marketing it.  The original loan officer was fired for mishandling the loan among other things.  The bank manager took it over.  We should hear today. 

 

I need to help the older gentleman more.  I found him a cleaning lady who will help him pack :).  I have been helping him pack also.  The condo is really nice but another one came up for sale yesterday right next door.  I am trying to arrange for us all to do an open house at the same time.  When life hand you lemons make lemonade.

   I need to negotiate with the bank but first I need an offer. 

 

I think I convinced the lady in Caldwell not to refinance her home with a $2k prepayment penalty  until I can finish the bank negotiations to waive it.  On that note the bank still didn't have the authorization to talk to me uploaded on their fax.  I warned the lady that it might take me a while since I haven't gotten to talk to the bank except once (due to their policy not my my diligence.  "If at first you don't succeed try try again."

 

While in Caldwell, I went and checked my rehab house.  The color in the kitchen is wrong.  The base color is OK but the trim is not to good.  Looks a little like a pumpkin.   The colors have also made the kitchen dark.  I will list the house on Friday and open it up on Sunday!!!!  Maybe I can sell it anyway.

 

Last week I ended up stuck on a railroad tie on somebody's front yard.  He called me (which is good) and wanted a $75K rehab house.  There sure aren't many of those in Boise (I will need to go there, he has no Email).  Maybe if I'm very diligent I will notice something.  I can find him his rehab house at that price just not in the Boise Real Estate market.

Today it's office meeting, paper work, rehab work.... So Hi ho hi ho its off to work I go.

Way to work so hard for your clients! It may feel like more money out than in, but it will pay in the end!
