Agents Must See Homes to Sell Them For You

How does one sell a home?  Well I can count the ways but I know that pictures never replace getting real estate Kitchen view agents must seeagents in to see a home to sell it for you.  When Brokers Tours are successful with a tour of at least 25 agents, it does cause buzz.  Especially when you see a house that just wows the group.  We all talk about it, we actually rate the homes anonymously and verbally for every agent that wants to hear it.  Although I had ignored these tours for awhile, it was time to pull out the agents to get them into one of my homes.  It was important to feel the quality of the competition.

Other agents felt the same way as we discussed the need to be the touchy, feely group of agents that could then share with clients the 'house'.  If you know your client well, this can be another useful tool in your toolbox to generate the interest in agents minds.  It does stay there for awhile I might add.  I can always recall the homes I have been through to bring the house forward in mind for another client.  Good or bad

Yes, home buyers can always throw the curve ball at you on what they finally decide to buy, but previewing homes gives you knowledge for your sellers too.  Being able to say, I know your competition and it is equal to yours, better than yours, worse than yours, etc...it counts.  So find the ways to get agents into see your homes to sell them for you!

Getting to see homes that are available puts the home paramount in my mind so that when buyers talk about what they want you can envision homes I have seen. It is also a way of keeping up with what is going on and for how much.

I go on house tours to support other agents and to provide feedback which may be important for them to convey information to the seller.  Then, the do the same for me.  In addition, I get a good feel for the market.  Oh yes, and the food is delish!

I am a new agent and I have been trying to go to broker's opens on Tuesdays and Wednesdays in my area since they are typical days of showings.  It is helpful to know the houses in your area -- inside and out!

Thanks all...it does take so much time out of a slender day but it is so worth it not only for my clients but me...i do believe that agents like to sell homes with agents they like and do a good job.

Attend open houses occasionally if I know the agent. Not big on MLS tours. Not enough time. New to the market I would say go for it.

Previewing is vital; many agents think they can do the same with the online pix & videos, but those don't let you "feel" a room and walk the floor plan.

Broker opens are still very popular in my area;  it's a great way to get feedback for a seller, to network and to see a lot of houses easily at one time, while getting fed and bribed.

Ginny,

Great advice!  Although time consuming, previewing homes gives you a leg up as far as market knowledge is concerned.  When showing buyers, you can rank homes that you are showing them based on condition and preferred likeness.  You can also eliminate some houses which saves time and makes you look more proficient.  When on listing presentations, it is very powerful when going over a market analysis, that you can tell the sellers you have been in 7-8 out of 10 of the houses that you are comparing their home to.  In the end, knowing the inventory IS what makes us an area specialist or neighborhood expert!

The one thing I miss about our old brokerage firm was that after the weekly Wednesday office meeting there was a caravan of new listings.  Great way to see the city, the buildings or developments the decorating the view etc etc.

I have found the media section of our MLS to be very helpful and informative. However, I don't feel that will ever take the place of seeing the property and it's location.
