I don't think the A/C will work! What was your first clue Sherlock?
I have client's from time to time tell me things about the home that in some cases "speechless".
At Desert Sun Home Inspections In Carlsbad, New Mexico.
This was a very early home inspection in Roswell new Mexico. On site at 7:00 A.M. The buyer needed to leave for the airport in Albuquerque.
We really don't need comments from the Realtor who wants the home to sell very quickly.
The Realtor followed me around for the whole inspection. I was taking notes and pictures to back up what I was going to put into the report. It would seem when ever I would find an issue, the Realtor would simply say "That's not really an issue. It's a quick fix".
I said, "Then I'm sure it's a free fix right"?
The Realtor responded "Not free, but a simple fix".
I told him I am here to help the buyer make an informed decision about the purchase of this home.
Then he said, "We will see how your report comes out".
We came around the home and got to where the External A/C compressor was supposed to be.
I saw what was there and simply said HMMM....
The Realtor then said. "I don't think the A/C is working".
I did'nt say anything at first. Then I couldn't resist the draw of a comment weighing on my mind.
I told the Realtor "Looks like there will be some work to do on this unit, Looks like the whole unit will need to be replaced. It would cost way too much to get this one repaired in this condition".
He agreed. Take a look at what I found at this home inspection yesterday.
Looks like the scalpers had been at the home to steal the copper that was in the coils.
I find all kinds of things that should and shouldn't be in or on a home.
I did get the report finished and there was a lot of issues with this HUD 203K home.
Now the buyer needs to make her informed decision on wether to buy the home or not.
