Residential Neighborhoods: Havilands Manor – White Plains, NY 10605

pngHavilands Manor is a major neighborhood right off of North Street in the southern end of White Plains, NY.  Like the other neighborhoods I have described, it too is a mature neighborhood. The neighborhood was built up from the late 1930s on.  So there is a mix of pre-war style, ranches, split levels and colonials from the 60’s and a few contemporary. 

 Many home owners are adding on to the older homes so we are starting to see larger homes on smaller lots.   They aren’t true McMansions, but they stand in stark contrast to the more modest homes in the area.  The neighborhood is trying to limit the scope of the expansion, and so far some degree of moderation has prevailed. 

The lots vary in size more than the Highlands of White Plains,  from about 0.15 acres – 0.3 acres –leaving more room for expansion or for a larger back yard.  The streets are quiet and the area has the feel of close-knit neighborhood where people are out and about and interacting.  In many ways, Haviland Manor is a relative bargain.  The prices are comparable to those found in the Highlands, but in general the lots are somewhat larger and there tends to be more bang for your buck with respect to square footage. This trend will probably end when those who expaned their homes start to sell them for a premium price. The expansion of the older homes is relatively new and the sales history reflects homes that are of more modest proportions.  one might also expect land values in the area to rise as well once these homes are sold.  Png

 

 

Cost of Living:

Recent sales have homes ranging in size from 1000 to 2600 sq.ft. with an average price of roughly $650,000.  The range – from roughly $480k-$830k reflects the differences in size and condition.  Condition varies tremendously as many of the original owners have not upgraded their interiors in many years.
